PUBLIC HEARING MC 08-14 and TR 08-19 1428 Carmelita Place David Reaume (Contractor) Side yard setback -Denied Oak Tree Encroachment Permit -Approved, 3-0 The applicant is requesting a permit for an oak tree encroachment and a Modification for an 8’-0” southerly side yard setback in lieu of 10’-0” required for a proposed detached three-car garage that will be located in the rear yard area. 2. PUBLIC HEARING MC 08-22 28 E. Huntington Dr. Chi-Wen Lai (property owner’s representative) Approved, 3-0 The applicant is requesting a Parking Modification of 13 spaces in lieu of 16 spaces required for a 519 square-foot addition to an existing three-unit commercial retail structure. 3. PUBLIC HEARING MC 08-23 326 Fairview Avenue Tim McCarthy (property owner) Approved, 3-0 The applicant is requesting the following Modifications for a proposed remodel of an existing single-family residence: 1. Accessory buildings to have a total area of 2,235 square feet (73.9%) in lieu of the maximum 1,511 square feet allowed, or 50% of the ground floor living area of the main dwelling; 2. A 360 square-foot pool room to be attached to an existing 600 square-foot guest house in lieu of the required ten (10) foot minimum separation; 3. A 5’-0” easterly side yard setback in lieu of 9’-0” required for a proposed 360 square foot pool room and an air conditioning unit to align with the existing guest house, and; 4. A 6’-0” westerly side yard setback in lieu of 9’-0” required for a 620 square-foot covered patio addition to align with the existing main dwelling. There is a five working day appeal period. PUBLIC HEARING MC 08-26 7 West Foothill Boulevard Caren Larsen/Hunter Group (designer/builder) Approved subject to the following conditions, 3-0: 1. The use is limited to ophthalmology and/or optometry. 2. Any other medical and/or retail uses are subject to a new Modification. The applicant is requesting a Parking Modification to provide 27 on-site parking spaces in lieu of 34 spaces required for a proposed 3,995 square-foot medical office and optometrist within a 6,559 square-foot general office building currently under construction. 5. PUBLIC HEARING MC 08-28 1013 South Baldwin Avenue Yu Hung Kam (tenant) Approved, 3-0 The applicant is requesting a Parking Modification of 28 spaces in lieu of 36 spaces required to convert an existing 3,600 square-foot portion of an 8,000 square-foot office building into a day spa. 6. PUBLIC HEARING MC 08-29 and SF ADR 07-26 167 West Wistaria Avenue Peter Iida Approved, 3-0 The applicant is requesting the following Modifications to maintain the existing building footprint because the project went from a remodel to a rebuild during construction of a new 865 square-foot, one-story addition to the rear of the residence: 1. To maintain the easterly side yard setback of 4’-0” in lieu of 9’-0” required; and, 2. To maintain the westerly side yard setback of 5’-0” in lieu of 9’-0” required. 7. PUBLIC HEARING MC 08-30 and SF ADR 08-22 157 West Pamela Road Nasser Zomorod (property owner) Approved, 3-0 The applicant is requesting the following Modifications and Architectural Design Review approval for the “rebuild” of an existing detached two-car garage: 1. A 3’-0” westerly side yard setback in lieu of the minimum 6’-0” required; and 2. To allow the rebuilt garage to occupy 31% of the required rear yard in lieu of the maximum 25% allowed.
