Huntington Dr., Arcadia, CA 91007, (626) 574-5423. ROLL CALL: Kruckeberg, Penman, Parrille 1. PUBLIC HEARING MC 08-39 1470 Caballero Rd. Kathleen Holmes (Architect) Approved, 3-0 The applicant is requesting the following Modifications and an Oak Tree Encroachment Permit: 1. A 20’-0”-high 484 square-foot detached garage as measured to the top of the weathervane in lieu of the maximum permitted height of 16’-0” for an accessory building; 2. A 3’-0” separation between a proposed 324 square-foot porte cochere and a proposed 484 square-foot detached garage in lieu of the minimum 10’-0” separation required between structures; 3. A 7’-2” southerly side yard setback in lieu of the minimum 17’-6” required for the proposed detached garage; 4. A 10’-0” street side yard setback (off of Orange Grove Ave.) in lieu of the minimum 20’-0” required for the relocation of pool equipment; and, 5. Encroachment by the proposed porte cochere upon a mature Canyon Live Oak tree. NOTE: This Modification application was continued from the October 14, 2008 Modification Committee meeting because Request No. 1, as noted above, was not included in the original public hearing notice. 2. PUBLIC HEARING MC 08-42 715 S. First Ave./57 Alice St. Twen Ma (Architect) Referred to Planning Commission The applicant is requesting a Modification for 34 on-site commercial parking spaces in lieu of 38 spaces required to convert a 2,550 square-foot general office space to a dental office within a newly constructed mixed-use building.
