Rosado (property owner) Approved The applicant is requesting Modifications and an Oak Tree Encroachment Permit for a 6’-0” high wrought iron fence within the front yard area of an existing single-family residence. The maximum height allowed is 3’-0” with a 3-foot setback. 2. PUBLIC HEARING MC 08-25 125 E. Wheeler Avenue, Unit A Dr. Giancarlo Licata, D.C. (lessee) Approved The applicant is requesting a Parking Modification to maintain 34 on-site parking spaces in lieu of 42 spaces required for a 1,536 square-foot specialized chiropractic office within an existing 9,742 square-foot general office building. 3. PUBLIC HEARING MC 08-34 and SADR 08-25 1111 Okoboji Drive B&H Sign Company (contractor) Conditionally Approved – the condition of approval is that the new sign and existing flagpole be located on private property, subject to approval by the Development Services Director The applicant is requesting a Modification and Architectural Design Review to permit a 36” high monument sign for a non-residential use (Serendipity Early Care & Education Center) on a property zoned R-3, Multiple-Family Residential. 4.
