Arcadia City Council Chambers Conference Room There is a five working day appeal period. Appeals are to be filed by January 15, 2006. ROLL CALL: Olson, Kelly, Penman 1. PUBLIC HEARING MC 06-39/TR 06-29 85 E. Grandview Ave. Sergio Gonzalez (Architect) Approved, with the condition that the applicant follow the recommendations outlined in the arborist report dated February 7, 2006. To permit the following modifications and oak tree encroachment: 1. A 15'-0" street-side yard setback in lieu of 25'-0" required for a 596 square foot one-story addition to the existing single-family residence; and 2. To allow the proposed addition, as stated above, and a proposed 5'-6" high wood fence to encroach within the dripline of an oak tree located in the street-side yard area. 2. PUBLIC HEARING MC 06-40 311 Vaquero Road Dragica Grabovac Approved To permit the following modifications: 1. A 9'-3" to 9'-6" southerly side yard setback in lieu of of 10'-0" required for an addition to the existing single-family residence; and 2. To allow an existing garage and proposed new supply room to occupy 28% of the required rear yard in lieu of 25% as allowed per Code. 3. PUBLIC HEARING MC 06-41 520 North Old Ranch Road Robert and Judy Green Approved, with the condition that the applicant shall have a covenant recorded stipulating the following: 1. Restroom facilities in the accessory structure shall be limited to one half-bath, meaning one sink and one toilet; 2. The accessory structure shall not be used as a second unit or expanded beyond the approved floor plan; and 3. There shall be no paved surfaces providing vehicular access to the accessory structure. To permit the following modifications: 1. To allow an existing detached garage and workshop and a proposed new garage to occupy 42% of the required rear yard in lieu of 25% as allowed per Code; and 2. To permit the total floor area of an existing attached garage and the accessory structures indicated above above to equal 66% of the ground floor living area of the main dwelling in lieu of 50% as allowed per Code.
