Sandra Ave. Sylvia Hu (property owner) Requests A and B were denied and request C is approved. To approve the following modifications: A. An 8’-6” westerly side yard setback in lieu of 16’-5” required for a 308 square-foot living room addition with a top plate height of 13’-0”; B. A 5’-8” easterly side yard setback in lieu of 16’-5” required for a new two-car garage addition with a top plate height of 13’-0”; and C. A 46% lot coverage in lieu of 45% permitted for a single-story residence. 2. PUBLIC HEARING MC 07-12 and SF ADR 07-15 1425 Mayflower Ave. Michael Wasser and Shirley Thomas (property owners) Approved with the following conditions: 1. The laundry room shall be removed from the proposed accessory structure so that the craft room dimensions are 18’ by 20’ and the bathroom dimensions are 3’-10” by 9’. 2. A covenant, in a form approved by the City Attorney, shall be filed with the County Recorder, acknowledging that the proposed accessory structure is not a second dwelling unit and shall not be rented. 3. The existing tool shed shall be removed from the property. To approve the following modifications: A. A northerly side yard setback of 5’-0” in lieu of 8’-0” required for a 150 square-foot addition to an existing detached garage; B. A 34% rear yard coverage area in lieu of 25%; C. To allow the total floor area of the accessory structure to equal 91% of the ground floor living area of the main dwelling in lieu of 50%. Norman Ave. Robert Tong (Designer on behalf of property owner, Martin Ipina) Approved To approve the deletion of the requirement to maintain a 8’-0” separation between columns for a balustrade fence within the front yard area of a new single-family residence. 4. PUBLIC HEARING MC 07-14 221 Laurel Ave. Randall Bruss (Architect on behalf of property owner, John Venzon) Approved with the following conditions: 1. The proposed 462 sq. ft. 2-car garage shall maintain a minimum 3’-0” westerly side yard setback. 2. A landscape strip shall be installed along the middle of the existing driveway, subject to review and approval by Planning Services. To approve the following modifications for a proposed 462 square-foot 2-car garage within the rear yard area: A. A 1’-0” westerly side yard setback in lieu of 5’-0”; and B.
