conditions of approval are as follows: 1. The existing landscaping between the garage and street shall be maintained and additional landscaping shall be provided on the north and east
sides to more completely screen the garage from the views of surrounding properties. A landscaping plan shall be provided and shall be subject to review and approval by the Community
Development Administrator. 2. Garage doors that match the existing garage doors of the attached garage shall be included on the new garage. The applicant requests the following Modifications
for a new, detached, two-car garage and to legalize the nonpermitted front entry gate: 1. A 10’-0” front yard setback for the proposed garage with encroachment through the 40-degree
front property line plane in lieu of 25’-0” required without encroachment through the 40’degree plane; 2. A 6’-6” building separation in lieu of 9’-10” required between the proposed
garage and the existing residence; 3. A building height of 18’-4½” in lieu of the maximum permitted height of 16’-5” for the proposed garage; 4. To allow the non-permitted front entry
gate to be relocated just behind the front property line at a zero (0) front yard setback in lieu of providing the required 4’-0” setback. The gates are currently located within the
public right-of-way and will have to be relocated onto private property. 5. A 7’-0” to 8’-6” high front entry gate in lieu of the maximum height of 5’-0”. 2. PUBLIC HEARING MC 07-24

to the approval of the Rancho Santa Anita Resident’s Association Design Review Board. The applicant requests a 9’-0” easterly side yard setback in lieu of 11’-2” required for an 812
sq. ft. single-story addition within the rear yard of an existing single-family residence.

The applicants request the following Modifications: 1. A northerly side yard setback of 4’-3” in lieu of 7’-6” required for a 506 square-foot addition to an existing garage; and 2. To
allow the total floor area of the enlarged garage, front porch, and tool shed to equal 77% of the ground floor living area of the main dwelling in lieu of 50% as permitted by Code. 4.
