PUBLIC HEARING MC 07-22 265 Longley Way Laura and Angelo Lombardo Approved, 3-0 The applicants are requesting the following Modifications for a garage conversion and a new, 415 square foot, two-car garage: 1. To maintain the existing northerly side yard setback of 5’-9” in lieu of 9’-4” required to convert the existing 350 square foot, attached, two-car garage into livable space; and, 2. To permit a 3’-9” northerly side yard setback in lieu of 9’-4” required for a new, attached, two-car garage. 2. PUBLIC HEARING MC 07-27 458 Cambridge Drive Stephen W. Reed Doris Reed Approved subject to the following conditions: 1. A covenant shall be recorded prior to occupancy, indicating that the proposed studio shall not be used as a second dwelling unit. 2. The existing existing storage shed, if retained, shall be relocated to meet the setback requirements for an accessory structure. The applicant requests a modification to allow the total square footage of all accessory structures and accessory portions of the main dwelling to equal 69.1% of the ground floor living area of the main dwelling in lieu of 50% permitted for an 806.25 square-foot addition to the rear of the house comprised of a 312.5 square-foot studio, a 262.5 square-foot tandem garage parking space, and a 231.25 square-foot pergola-style patio cover. Note: The proposed project has been reviewed and approved by the Architectural Review Board of the Rancho Santa Anita Residents’Association.
