Appeals are to be filed by January 16, 2006. ROLL CALL: Olson, Kelly, Penman Requesting the following modifications for a new bank/office building: 1. PUBLIC HEARING MC 05-47 & ADR 05-25 1045 W. Huntington Dr. Lady Barker on behalf of The Floyd Co. Approved A. B. To allow a window opening for a vaulted ceiling on the north tower that faces the abutting residential property (9284.2.6). To permit 2 parking spaces to encroach within the back-up area of the first 20’-0” from Cortez right-of-way (9269.11). Requesting the following modifications for a new fence: 2. PUBLIC HEARING MC 06-01 1042 Rancho Rd. Seyed Madaen Conditionally Approved, subject to the following conditions: A. The fence and gate may be placed at a zero setback on the contingency that they foliage on the public right-of-way complies with the visibility standards; and, B. The fence shall shall not exceed 5'-0" in height, and the driveway gate shall not exceed 6'-0" in height. A. B. An 5’-0” to 7’-0” high wrought-iron gate in lieu of the maximum permitted height of 3’-0” within the front yard area (9252.2.12.1). To allow the new fence and driveway gate to be located at a zero setback in lieu of a 3’-0” to 4’-0” setback from the front property line (9252.2.12.1). 3. PUBLIC HEARING TR 06-01 1311 Rodeo Ave. Mr. And Mrs. Paul Lai Approved subject to the condition that the 3 Englemann Oak trees shall be boxed and donated to the City. If a Certified Arborist determines that the oak trees will not survive then the applicant shall plant 2 oak trees on the subject site. The location shall be determined by the Certified Arborist and approved by the Community Development Administrator or designee. Request to remove three Engelmann Oak trees, and encroach within the dripline of 10 oak trees to accommodate a new 6,160 sq. ft., two-story residence and a new circular driveway.
