Appeals are to be filed by May 17, 2006. ROLL CALL: Olson, Kelly, Penman Requesting the following modifications for a new 924 square foot accessory building comprised of a two-car garage and studio, a new property line wall, fence and driveway gate along Highland Oaks Drive: 1. PUBLIC HEARING MC 06-15 1220 Highland Oaks Drive John and Jennifer Uniack Approved subject to the following conditions: A. The motor court may be gravel, or some other similar material B. The replacement street trees are to be in accordance with the Street Tree Master Plan (Evergreen Pear) and at least 24-inch box trees. C. The height of the accessory building is not to exceed 14 feet (per Highland Homeowners’ Association’s conditions of approval) A. B. C. D. E. A front yard setback of 8’-6” to 10’-6” in lieu of 25’-0” (Sec. 9252.2.2) A gravel motor court in lieu of asphalt or concrete paving (Sec. 9252.2.6) Accessory building areas (i.e., the new garage and studio plus the existing attached two-car garage) totaling 60% (1,404 sq. ft.) of the ground floor living area of the main dwelling (2,370 sq. ft.) in lieu of the 50% (1,185 sq. ft.) maximum (Sec. 9252.2.9.1) A maximum height of 6’-0” in lieu of the 3’-0” limit for front yard fences, and the 4’-0” limit for a driveway entry gate (9252.2.12.1) A solid wall and fence in lieu of open work fencing (9252.2.12.1) Requesting the following modifications for 256 square feet of additions, two (2) new air-conditioning condensers, and a new roof: 2. A 6’-8” northerly side yard setback in lieu of 10’-0” required for a 10 square foot expansion of the existing family room to align with the side of the existing garage (Sec. 9251.2.3) A 6’-8” northerly side yard setback in lieu of 10’-0” required to add a three (3) foot long by two (2) foot thick wing wall to the front of the existing garage (Sec. 9251.2.3) A 6’-11” southerly side yard setback in lieu of 10’-0” required for a 240 square foot bedroom addition to align with the side of the existing house (Sec. 9251.2.3) A 30’-0” rear yard setback in lieu of 35’-0” required for the aforementioned family room expansion and bedroom addition to align with the rear of the existing house (Sec. 9251.2.1.1) A 3’-6” southerly side yard setback in lieu of 10’-0” required for two (2) air-conditioning condensers (Sec. 9251.2.1.1) Roof eave projections of 3’-0” in lieu of the 2’-6” maximum into the side and rear yards (Secs. 9251.2.7.2.2 & 9251.2.7.)
