by November 1, 2005. ROLL CALL: Olson, Kelly, Nicholson Request the following modification and oak tree encroachment for an addition to an existing 691 sq. ft. single-story office building:
1. PUBLIC HEARING MC 05-36, TR 2005-010 and ADR 2005-032 701 S. First Ave. Wenna Chen A. B. Four (4) on-site parking spaces in lieu of five (5) required for a 486 sq. ft. single-story
addition (9269.5). The encroachment into the protected zone of an oak tree located at the subject site (9703). Approved subject to the following conditions: A. The mitigation measures
set forth in the arborist report are fulfilled. B. That the proposed trash enclosure and garden walls are to be textured and painted to match the proposed building. 2.* PUBLIC HEARING
MC 05-37 456 Camino Real Jackie Mac Request to allow an accessory building addition to occupy 41% of a required rear yard area in lieu of a maximum 25% permitted (9252.2.9.1). Approved
subject to the following conditions: A. The square footage of the proposed “cabana” is to be reduced as not to exceed the maximum 35% total lot coverage. B. The “cabana” is to be architecturally
compatible with the existing two-car garage subject to Planning Staff’s review and approval. Request the following modifications for a block wall along the front and street side property
line: 3. PUBLIC HEARING MC 05-38 1167 Volante Dr. Vasilios and Nekolicho Vagenar A. B. A deletion of the 18” setback requirement from the street side property line for a 6’-0” high block
wall. A deletion of the 3’-0” setback requirement from the front property line for a 3’-0” high block wall. Approved subject to the condition that the landscape area in front of the
subject wall be irrigated and maintained. 4. PUBLIC HEARING MC 04-39 1025 Catalpa Rd. Charles Hickman Approved Requesting a 7’-0” easterly side yard setback in lieu of 10’-0” required
