PUBLIC HEARING TR 05-03 763 Carriage House Dr. Jian Quao Chen Request to permit proposed improvements to the main dwelling to encroach into the protected zone of five (5) oak trees. Approved subject to the conditions set forth in the arborist report, and that a follow up report prepared by a certified arborist is submitted to Planning Services indicating the applicant’s fulfillment of all the arborist's mitigation measures. 2. PUBLIC HEARING TR 05-04 138-144 El Dorado St. Jennifer Hwang Request for an Oak Tree Removal Permit for a proposed 6-unit residential condominium project. Approved with the conditions as listed in the arborist’s report dated April 15, 2005, with the following additional conditions: 1. Two (2) 36” box Coast Live Oak trees shall be planted, location subject to the approval of Planning Services; 2. A revised landscape plan shall be submitted to Planning Services as part of the plan check process; 3. A final arborist report shall be submitted to Planning Services to ensure proper planting of the replacement trees.3. PUBLIC HEARING TR 05-05 1618 Rodeo Rd. Matthew Wakefield Request to permit a new residence, driveway, and walkways to encroach within the protected zone of four (4) Coast Live Oak trees. Approved, subject to the conditions listed in the arborist report and that the applicant submit a follow-up report during and after the construction is completed.Request for the following modifications for a single-story addition 4. PUBLIC HEARING MC 05-28 183 W. Arthur Brian Chen A. B. C. To allow a 60’-0” setback from the centerline of El Monte Avenue in lieu of the 65’-0” required for a proposed single-story addition to the main dwelling (9320.18.2) To allow a 23’-3” front yard setback in lieu of 26’-0” required for a proposed porch addition to the main dwelling ((9251.2.2).
