PUBLIC HEARING MC 04-058, TR 04-01 and ADR 04-021 58 Genoa St. Grace Chen Approved A. B. C. D. E. An Oak Tree Encroachment Permit to allow a new 6’-0” high plastered wood fence to encroach within the dripline of an existing Coast Live Oak tree. A total of 6 parking spaces in lieu of 7 parking spaces required for the proposed general office building (Section 9269.5); A parking stall width of 9’-0” in lieu of 11’-6” for the parking space that is adjacent to the property line wall; A 12’-6” driveway in lieu of 20’-0” required for a two-way driveway (Section 9269.12); and, A landscaping area of approximately 8.73% in lieu of 10% required for the parking area (Section 9269.13). Request for the following modification for a 120 sq. ft. addition to an existing 1,970 sq. ft. detached garage. 2. PUBLIC HEARING MC 04-061 415 W. Woodruff Ave. David Ramirez Approved A. 3’-0” southerly side yard setback in lieu of 6’-2” required and to exceed 50% of the ground floor area of the main (Section 9252.2.3 and 9252.2.9.1). 3. PUBLIC HEARING MC 04-062 and ADR 04-017 666 Duarte Rd. Carol His Approved Request to consider the architectural design review for a new façade improvement and a modification for a total of 7 parking spaces in lieu of 15 parking spaces required for a new medical (Acupuncture) use within an existing 2,430 square foot commercial building (Section 9269.5). 4. PUBLIC HEARING MC 04-063 252 W. Lemon Ave. Oren Crothers Approved Request for an 8’-0” easterly side yard setback in lieu of 10’-0” required for a proposed 246 square foot, one-story addition to the existing residence (Section 9252.2.3). There is a five working day appeal period. Appeals are to be filed by November 17, 2004. Page 2 11/9/4 5. PUBLIC HEARING TR 04-016 894 Fallen Leaf Rd. Ken & Michelle Chang Approved subject to the following conditions: A. The subject oak shall be replaced with three (3) Coast Live Oak box trees, no less than 48-inchs, with a three (3) year survival guarantee. B. A landscaping and irrigation plan be submitted to the Development Services Department for review and approval prior to issuance of the building permit.
