PUBLIC HEARING MC 04-065 1431 Greenfield Ave. Allison Fung Approved Request for a 6’-4” northerly side yard setback in lieu of 8’-7” required for a proposed 540 sq. ft., one-story addition to the existing residence (9252.2.3). Request the following modifications for a newly installed circular driveway. 2. PUBLIC HEARING MC 04-066 130 E. Sycamore David Viboolkij Denied A. B. C. A 5’-6” setback from the property line to the furthest distance of the inside edge of the driveway in lieu of 25’-0” required. (9252.2.6.1) A 58% hardscape coverage in lieu of 40% permitted. (9252.2.6.1) Encroachment into the dripline of two on-site oak trees. Request for the following modifications for a commercial office building: 3. PUBLIC HEARING MC 04-068 and ADR 2004-023 7 W. Foothill Blvd. Suarez Architects Approved subject to the condition that decorative block walls be installed along the northerly and westerly property lines. A. B. C. To encroach into the 45º angle measured from the side property line and a 2’-2” side yard setback in lieu of 10’-0” required for a trellis structure (9263.2.3). To encroach into the 45º angle measured from the rear property line and a 3’-10” rear yard setback in lieu of 20’-0” required for a trellis structure (9263.2.3). A deletion of the requirement that no window openings, balconies, decks, open stairways, or elevated walkways shall face abutting residentially zoned property (9263.2.6). Request for the following modifications for a wrought iron gate: 4. PUBLIC HEARING MC 04-069 1321 Holly Ave. Reinaldo Lopez Approved request “A”, denied request “B”. A. B. To permit seven new pilasters and a wrought-iron fence/gates three inches (3”) from the front property line in lieu of 3’-0” required (Sect. 9252.2.12.1); and, To permit 4’-0” high pilasters and wrought-iron fence/gates in lieu of 3’-0” required (Section 9252.12.1). There is a five working day day appeal period. Appeals are to be filed by December 20, 2004. Page 2 11/9/4 5. PUBLIC HEARING MC 04-070 401 Walnut St. Tammy Gong Approved Request to permit a 10’-0” street side yard setback in lieu of a special setback of 29.5’ along Holly Ave. for proposed additions totaling 445 square feet. The proposed additions will be aligned with the existing wall of the residence and garage (Section 9320.39.1). 6. PUBLIC HEARING TR 04-017 1055 Hampton Rd. Sanyao Int’l Approved subject to the following conditions: A. That the applicant shall plant 6-24” box Live Oak Trees and 1-24” box Englemann Oak Tree prior to receiving a final inspection of the proposed residence. B. That the mitigation measures as outlined in the Arborist Report are followed throughout construction of the proposed residence. Request an Oak Tree Permit to allow encroachment into the protected zones of 7 oak trees and to allow the removal of 7 oak trees in conjunction with the construction of a new residence. 7. PUBLIC HEARING MP 04-013 1530 Louise Ave. Rajkumar Devadas Approved Request a 20’-0” street side yard setback in lieu of a special setback of 35’-0” along Camino Real for a new 90 sq. ft. front covered porch area that aligns with the existing wall of the residence (9320.8.2).
