PUBLIC HEARING MC 04-040 300 W. Lemon Ave. Simon Fung Approved subject to the following conditions: A. That the middle column shall be moved 3’-0” off the front property line and that the fence/wall is setback 3’-0” off the front property line between the middle three columns. B. That the pilaster adjacent to the easterly property line is 4’-8” tall to match the pilaster adjacent to the westerly property line. A. B. A combination of block wall and wrought iron fence to be located on the property line in lieu of the 3’-0” setback required by code (9251.2.13.1). One 4’-8” high masonry pilaster in lieu of the maximum 4’-0” height permitted by code (9251.2.13.1). Request for the following modifications to remodel the existing 2,886 square foot, one-story residence at the the subject location: 2. PUBLIC HEARING MC 04-043 315 Arbolada Richard Parker Approved subject to the condition that the subject oak tree be replaced with one 36-inch oak tree or donate it to the City, within 6-months of this approval. A. B. C. D. A 9’-9” westerly side yard setback in lieu of 12’-1” required for a 233 square foot, one-story addition (Sec. 9251.2.3). An 11’-3” easterly side yard setback in lieu of 12’-1” required for the conversion of an existing 420 square foot garage from non-livable to livable area (Sec. 9251.2.3). An oak tree permit to remove a healthy 24-inch Coast Live Oak tree, and an encroachment within the dripline of a 44-inch Coast Live Oak tree to accommodate a new 690 square foot, detached garage. An 8’-0” easterly side yard setback in lieu of 12’-1” required for a new 690 square foot, detached garage (Sec. 9251.2.3). The proposed garage will also exceed the maximum height limit of 16’-0” to allow a 9’-6” copula above the garage (Sec. 9251.2.9.1). There is a five working day appeal period. (Sec 9252.2.12.1) 4. PUBLIC HEARING MC 04-045 376 W. Woodruff Ave. Jeff Wang Denied Request a 3’-6” easterly side yard setback in lieu of 8’-0” required for a proposed detached pool house (9252.2.3). 5. PUBLIC HEARING MC 04-046 317 Whispering Pines Dr. Ed Pelenghian Approved Request for a 10’-0” high wrought iron entry gate and 8’-0” high pilasters within the front yard area in lieu of the maximum 5’-0” height permitted (9283.9.1). 6. PUBLIC HEARING MC 04-047 801 Hugo Reid Art Del Rey Approved Request a 7’-0” to 8’-6” westerly side yard setback in lieu of 12’-0” required for a proposed 790 sq. ft., one-story addition to the existing residence (9251.2.3). 7. PUBLIC HEARING MC 04-048 663 Gloria Rd. Robert Harbicht Approved, Commissioner Olson abstained from this item. Request a 5’-0” easterly side yard setback in lieu of 10’-0” required for a new 400 sq. ft. detached two-car garage (9251.2.3).
