PUBLIC HEARING MC 04-044 2520 S. Second Ave. Johnny Chang Denied with the exception that the arched portions of only the vehicular driveway gates may extend 6 inches above the 3’-0” height limit for front yard fencing. A. B. C. To allow a combination wrought iron and block pilaster fence with a varied height of 3’-6” to 4’-0” in lieu of the maximum 3’-0” height permitted (Sec 9252.2.12.1) To allow a 4’-11” high wrought iron fence adjacent to the side property lines within the front yard area in lieu of the maximum 3’-0” height permitted. (Sec 9252.2.12.1) To allow a combination wrought iron and block pilaster fence to be located on the front property line in lieu of the 3’-0” setback required (9252.2.12.1). 2. PUBLIC HEARING MC 04-049 430 Oxford Dr. Sam Salazar Approved Request for a 6’-6” to 9’-8” westerly side yard setback in lieu of 10’-0” required for a proposed addition to an existing single-story, single-family residence (9251.2.3). 3. PUBLIC HEARING MC 04-050 2308 S. Fifth Ave. Luis Bobadilla Approved Request for a 32% rear yard lot coverage in lieu of the permitted 25% and to exceed 50% of the ground floor area of the main dwelling to allow a new 1,551 square foot detached garage/workshop at the rear of the property (Section 9252.2.9.1). 4. PUBLIC HEARING TR 04-007 340 W. Norman Ave. Sanyao Int’l Approved subject to the following conditions: 1. That all conditions set forth in the report by the arborist are complied with 2. That a certified arborist be present during the demolition, grading, and re-compacting of the subject property, and 3. Any proposed fence be built around the tree to prevent further damage to the roots of the subject oaks. Request to permit the encroachment into the protected zone of two (2) oak trees for the construction of a new dwelling unit on the subject property. There is a five working day appeal period. Foothill Blvd. Kwame Granderson Approved subject to the condition that the recommendations for preserving the tree outlined in the arborist report are followed during construction of the proposed driveway. Request for a Oak Tree Encroachment Permit to allow a proposed circular driveway to encroach upon a 48” Coast Live Oak Tree located in the front yard area of the subject property.
