ORDINANCE NO. 1168
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
AMENDING SECTION 9233.12 OF THE
ARCADIA MUNICIPAL CODE BY RECLASSIFYING
FROM ZONE R-2 TO ZONE C-2 THE PROPERTY
AT 1424 SOUTH BALDWIN AVENUE; .
DETERMINING THAT CERTAIN REAL PROPERTY
ON NAOMI AVENUE SHOULD 'BE RECLASSIFIED
FROM ZONES R-l AND R~2 TO 'ZONES C-3
AND D (ARCHITECTURAL OVERLAY) UPON
COMPLIANCE WITH SPECIFIED CONDITIONS;
AND DENYING WITHOUT PREJUDICE THE
PROPOSED RECLASSIFICATION OF CERTAIN
REAL PROPERTY ON DUARTE ROAD, LOVELL
AVENUE AND NAOMI AVENUE IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES ORDAIN AS FOLLOWS:
SECTION 1. That after proceedings duly instituted and
public hearings duly held by and before the City Planning Commis-
sion and the City Council, after due notice as required by law,
this Council hereby determines that the public nec~ssity, conven-
ience, general welfare and good zoning practice justify the re-
classification of certain property on Baldwin Avenue as herein-
after provided; that good zoning practice and the timely and proper
development of Naomi Avenue east of Baldwin Avenue require that
said property be permitted to be developed as hereinafter set forth;
that such reclassification and development will not be detrimental
or injurious to other properties or improvements in the vicinity;
and that the proposed reclassification of property on Duarte Road,
Lovell Avenue and the east end of Naomi Avenue should be denied at
this time without prejudice to any future consideration thereof at
a later date.
SECTION 2. That property located at 1424 South Baldwin
Avenue in the City of Arcadia, County of Los Angeles, State of
California, described as follows:

The south 68.73 feet of Lot 1, Tract No. 5907, as
shown on map recorded in Book 63 of Maps, page 67,
in the office of the Recorder of said County,
should be and 'the same is hereby reclassified and established in
Zone C-2 and from and after the effective date of this ordinance
said real property shall be rezoned and established as a district
in Zone C-2 under the provisions of the Zoning Ordinance of said
City, as amended, and said Zoning Ordinance and the map contained
in Section 9233.12 thereof are hereby amended to reclassify and
designate the above-described property as a district in Zone C-2.
SECTION 3. That the property on Naomi Avenue east of
Baldwin in the City of Arcadia, County of Los Angeles, State of
California, described as follows:
Lots 11 to 14, inclusive, Lots 18 to 27,
inclusive, and the westerly 9 feet of Lot 17,
Tract No. 4611, as shown on map recorded in
Book 5f of Maps, page 82, in the office of the
Recorder of said' County,
should be reclassified and established in Zone C-3 and also in
Zone D (Architectural Overlay) when and if the following conditions
shall have occurred or been fully complied with, to wit:
a. That 12 feet be dedicated for widening Naomi Avenue
to a width of 42 feet from the present centerline.
b. That 30 feet be dedicated for the opening of an alley
along the easterly side of Lot 14.
c. That 30 feet be dedicated for the opening of an alley
along the easterly side of the ten lots on the south side of Naomi
Avenue. (This would include the east 21 feet of Lot 18 and the
west 9 feet of Lot 17.)
d. That 30 feet be dedicated for the opening of an alley
along the westerly side of Lot 27.
e. That 30 feet be dedicated for the opening of an alley
along the southerly line of Lots 18 to 27, inclusive.
f. That where these alleys intersect, a l5-foot by l5-foot
corner cut-off be dedicated.

g. That a lO-foot wide drainage easement from the alley
system to Lovell Avenue be provided along the south line of Lot 17.
SECTION 4. That when the dedication of all portions of
Lots 11 through 14 of said Tract No. 4611 required by Section 3,
hereinbefore shall have been made, said Lots 11 through 14 shall,
without further proceedings or notice, be classified by the City
Council to Zones C-3 and D as hereinbefore determined. That when
the dedication of all portions of Lots 18 through 27 and the westerly
9 feet of Lot 17, Tract No. 4611 required by Section 3 hereinbefore
shall have been made, said Lots 18 through 27 and the westerly 9
feet of Lot 17 shall, without further proceedings or notice, be
classified by the City Council to Zones C-3 and D as hereinbefore
determined.
SECTION 5. That the proposed reclassification of prop-
erty on Duarte Road, Lovell Avenue and the east end of Naomi Ave-
nue in the City of Arcadia, County of Los Angeles, State of Cali-
fornia, described as follows:
Lots 1 to 9, inclusive, Tract No. 8487, as shown
on map recorded in Book 114 of Maps, page 48, in
the office of the Recorder of said County; Lot 17,
excepting the westerly 9 feet thereof, and all of
Lot 16, Tract No. 4611, as shown on map recorded
in Book 51 of Maps, page 82, in the office of the
Recorder of said County,
be and the same is hereby denied without prejudice to any future con-
sideration thereof at a later date.
SECTION 6. The City Clerk shall certify to the adoption
of this ordinance.
I HEREBY CERTIFY that the foregoing ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia

held on the 20th day of February ,1962, by the affirmative vote
of at least three councilmen, to wit:
