ORDINANCE NO. 1181
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
AMENDING SECTION 9233.21 OF THE
ARCADIA MUNICIPAL CODE BY RECLASSIFYING
FROM ZONEQ R-3 AND R-2 TO ZONES R-l, C-O,
C-l AND D (ARCHITECTURAL OVERLAY) THE
PROPERTY LOCATED AT 2620, 2626, 2627,
2633, 2634, AND 2637 LOUISE AVENUE AND
AT 55, 67, 111, 115, 131 AND 137 LIVE
OAK AVENUE IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES ORDAIN AS FOLLOWS:
SECTION 1. That after proceedings duly conducted by the
City Planning Commission, upon petition of property owners and on
its own motion, and public hearings duly held by and before the
City Council, after due notice as required by law, this Council
hereby determines that the public necessity, convenience, general
welfare and good zoning practice justify the reclassification as
hereinafter provided of property located at 2620, 2626, 2627; 2633,
2634 and 2637 Louise Avenue and at 55, 67, Ill, 115, 131 and 137
Live Oak Avenue in said City.
SECTION 2. That the property located at 2620, 2626 and
2627 Louise Avenue in the City of Arcadia, County of Los Angel~s,
State of California, described as follows:
Lot 10, the south 2 feet of Lot 11, Lot 18
and the north 1 foot of Lot 19, Tract No.
11438, as shown on map recorded in Book 234, 4
page 22, of Maps, records of said county,
should be and the same is hereby reclassified and established in
Zone R-l and from and after the effective date of this ordinance
said real property shall be rezoned and established as a district
in Zone R-l under the provisions of the Zoning Ordinance of said
City, as amended.

SECTION 3. That the property located at 2626, 2633,
2634 and 2637 Louise Avenue in the City of Arcadia, County of Los
Angeles, State of California, described as follows:
Lots, 8, 9, 19, except the north 1 foot
thereof, and all of Lot 20 of said Tract No.
11438, as shown on map recorded in Book 234,
page 22, of Maps, records of said county;
should be reclassified and established in Zone c-o and D (Archi-
tectural Overlay), upon the contingency hereinafter provided, and
when the existing deed restrictions have been removed and evidence
of such removal has been submitted to the City, said property shall
then be thus reclassified without the necessity of further public
hearinga or notice.
SECTION 4. That the property located at Ill, 131, and
137 Live Oak Avenue in the City of Arcadia, County of Los Angeles,
State of California, described as follows:
Lots 1 and 43, Tract No. 12915, as shown on
map recorded in Book 270, page 10, of Maps,
records of said county,
should be reclassified and established in Zones C-l and D (Archi-
tectural Overlay) and from and after the effective date of this
ordinance said real property shall be rezoned and established as
a district in Zones C-l and D (Architectural Overlay) under the
provisions of the Zoning Ordinance of said City, as amended.
SECTION 5. That the property located at 55 and 67 Live
Oak Avenue in the City of Arcadia, County of Los Angeles, State of
California, described as follows:
The east 240 feet of Lot 65, Arcadia Acreage
Tract, as shown on map recorded in Book 10,
page 18, of Maps, records of said county,
should be reclassified and established in Zone R-l; provided, how-
ever, that that portion of said property lying south of a line ex-
tending from a point one foot south of the northeast corner of Lot
19 of aforesaid Tract No. 11438 to the northwest corner of Lot 2

of aforesaid Tract No. 12915 shall be rezoned to Zones C-O and D
without the necessity of further hearings or notice at such time
as a sub-division map subdividing the balance of said property to
single-family home sites as approved by the City and recorded in
the office of the County Recorder.
SECTION 6. That the property located at III Live Oak
Avenue in the City of Arcadia, County of Los Angeles, State of
California, described as follows:
Lot 2 of said Tract No. 12915, as shown on map
recorded in Book 270, page 10, of Maps, records
of said county,
should be and the same is hereby reclassified and established in
Zones C-O and D (Architectural Overlay) and from and after the ef-
fective date of this ordinance said real property shall be rezoned
and established as a district in Zones C-O and D (Architectural
Overlay) under the provisions of the Zoning Ordinance of said City,
as amended.
SECTION 7. That the property located at 115 Live Oak
Avenue in the City of Arcadia, County of Los ,Angeles, State of
California, described as follows:
That portion of Lot 99 of said Arcadia Acreage
Tract bounded on the east by Lot 1 of said Tract
No. 12915; on the north by Lot 42 of said Tract
No. 12915; on the west by Greenfield Avenue and
on the south by Live Oak Avenue,
should be reclassified to Zones C-O and D (Architectural Overlay);
that when the first alley north of Live Oak Avenue is extended
from the east property line of said property to Greenfield Avenue,
in a location and in accordance with the standards fixed by the
Department of Public Works, said property shall be thus reclassified
without the necessity of further hearings or notice.

SECTION 8. That the restrictions made applicable to the
said properties under Zone D (Architectural Overlay) shall be as
follows:

a. A six-foot high concrete block wall shall be construc-
ted along the north line of Lots 9 and 19, Tract No. 11438; along
the zoning district line across the east 240 feet of Lot 65, Arcadia
Acreage Tract; along the north line of Lot 2, Tract No. 12915 and
along the north line of that portion of Lot 99, Arcadia Acreage
Tract, lying south of Lot 42 of Tract No. 12915. The height of
said walls shall be reduced to four feet as they extend into the
required front yards of the properties on Greenfield Avenue, Louise
Avenue and the new street to be constructed.
b. All commercial buildings shall face Live Oak Avenue
and shall be on building sites oriented from Live Oak Avenue north-
erly to the concrete block wall. Lots 8 and 9 of Tract No. 11438
shall be developed as one building site, and Lots 19 and 20 of said
Tract No. 11438 shall be developed as one building site.
c. No entrances to buildings from side streets shall be
permitted more than ten (10) feet from the front building line.
d. Vehicular access to the subject properties shall be
from the side streets rather than from Live Oak Avenue.
e. The north five feet of that portion of Lot 99, Arcadia
Acreage Tract, shall be landscaped and maintained as a planting
strip. The south 20 feet of the north 25 feet of said property
shall be paved and used for parking purposes only.

i. A plot plan showing the proposed development of the
subject properties shall be submitted and approved by the Planning
Commission prior to the issuance of any building permits therefor.
j. The Planning Commission or City Council may modify
any of the foregoing conditions if such modification will not ad~
versely affect property or improvements in the vicinity and if such
modification will equally accomplish substantially the same results
as will adherence to the foregoing conditions.
SECTION 9. That the Arcadia Municipal Code be amended
by amending the Zoning Ordinance of said City and the map contained
in Section 9233.21 thereof to reclassify and designate the above-
described properties in said Zones.
SECTION 10. The City Clerk shall certify to the adoption
of this ordinance.
I HEREBY CERTIFY that the foregoing ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia
held on the 7th day of August ,1962, by the affirmative vote
of at least three councilmen, to wit:
