ORDINANCE NO. 1192
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
AMENDING SECTION 9233.21 OF THE ARCADIA
MUNICIPAL CODE BY RECLASSIFYING FROM
ZONE R-3 TO ZONE C-2 THE PROPERTY
LOCATED AT THE SOUTHEAST CORNER OF
_____ LIVE OAK AND LENORE AVENUES IN SA]D
CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES ORDAIN AS FOLLOWS:
SECTION 1. That after proceedings duly conducted by the
City Planning Commission, upon petition of the property owner, and
public hearings duly held by and before the City Council, after due
notice as required by law, this Council hereby determines that the
public necessity, c?nvenience, general welfare and,good zon~ng
practice justify the reclassification as hereinafter provided of
property located at the southeast corner of Live Oak and Lenore
Avenues in said City.
SECTION 2. That the property located at the southeast
corner of Live Oak and LenoTe Avenues in the City of Arcadia,
County of Los Angeles, State of California, described as follows:
Part of Lot 12, Western Two-thirds Rancho San
Francisquito, as shown on map recorded in Book
42, page 49, Miscellaneous Records of said
County, described as follows:
Commencing at the northwest corner of Lot 1,
Tract No. 15233, as shown on map recorded in
MapB60k 332,-page 30, in the office, of the'
County Recorder of'said County; tnence South
80009'15" West 75 feet; thence South' 35009'15"
West 35'.36 feet';"thence'South9050'45" East
169.66 feet-; thence North '80009'.15" 'East-100

should be and the same is hereby reclassified and established in

Zone C-2 and from and after the effective date of this ordinance

said real property shall be rezoned and established as a district
in Zone C-2 under the provisions of the Zoning Ordinance, and the
Zoning Map and the map contained in Section 9233.21 of the Arcadia
Municipal Code are hereby amended to reclassify and designate the
above described property as a district in Zone C-2. That the afore-
said reclassification of said property to Zone C-2 is conditional
upon the following:
a. That prior to such reclassification becoming effective,
applicant shall tender to the City an irrevocable offer, in recordable
form approved by the City Attorney, to dedicate for public alley pur-
poses a strip of said property twenty (20) feet wide extending from

Lenore Avenue easterly to ,the first alley south of Live Oak Avenue

and. located so as_to be Ci.pproximCi.tely parallel with the southerly
line of said property, and,a cov~nant to improve said alley concur-
rent wl'th or prior to any improvement of subject property, and
accompanied by the tender of a deed for alley purposes for such
twenty (20) foot strip.
b. That complete building plans for any improvements to
be made on the property, together with a plot plan thereof, shall
be filed with and subject to the approval of the Planning Director
and the Director of Public Works and such C-2 reclassification shall
not become effective nor shall the above described property be used

for any purposes. other than those permitted under the zone'classifi-
cation heretofore applicable to said property until such conditions
have been met;
SECTION 3. The City Clerk shall certify to the adoption
of this Ordinance.

of at least three Councilmen, to wit:
