ORDINANCE NO. 1136
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
ESTABLISHING THE REAL PROPERTY
LOCATED AT 645 THROUGH 671 NAOMI
AVENUE IN SAID CITY IN ZONES C-3
AND D (ARCHITECTURAL OVERLAY) UPON
THE PERFORMANCE OF SPECIFIED
CONDITIONS PRECEDENT.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES ORDAIN AS FOLLOWS:
SECTION 1. That after proceedings duly instituted by
~ petition of the owners and public hearings duly held by and before
the City Planning Commission and the City Council, after due
notice as required by law, this Council hereby determines that
the public necessity, convenience, general welfare and good zoning
practice justify the reclassification as hereinafter provided of
the real property located at 645 through 671 Naomi Avenue upon
certain specified conditions; that the timely and proper develop-
ment of the area and good zoning practice requires that said prop-
erty be permitted to be developed as hereinafter set forth; and
that such reclassification and development will not be detrimental
or injurious to other properties or improvements in the vicinity.
SECTION 2. That the property located at 645 through 671
Naomi Avenue in the City of Arcadia, County of Los Angeles, State
of California, described as Lots 5 to 10, inclusive, Tract No.
4611, as shown on map recorded in Book 51, page 82, of Maps,
records. of said County, should be and the same is hereby reclassi-
fied and established in Zone C-3 and also in Zone D (Architectural
Overlay); provided, however, that such reclassification shall be-
come effective and operative only when and if the following condi-
tions shall have occurred or been fully complied with:

a. That the southerly 12 feet of Lots 5 to 10, inclusive,
Tract No. 4611, shall be dedicated or offered for dedication to the
City of Arcadia for the widening of Naomi Avenue.
b. That either the easterly 15 feet of Lots 1, 2, 3 and
4 and the westerly 15 feet of Lot 5 of Tract No. 4611, or the west-
erly 30 feet of said Lot 5 be dedicated or offered for dedication
to the City of Arcadia for alley purposes.
c. That all properties required by items I and 2 hereina-
bove to be offered or dedicated for street or alley purposes shall
be improved to City standards, or that a cash or surety bond in
the estimated ronount of the cost of such improvements, as deter-
mined by the City Engineer, shall be deposited with the City of
Arcadia.
SECTION 3. That when all of the conditions set forth in
Section 2 hereinabove shall have been met and this ordinance shall
have become effective, said real property shall be established as
a district in Zone C-3 and Zone D (Architectural Overlay) under the
provisions of the Zoning Ordinance of said City and said Zoning
Ordinance and the map contained in Section 9233.12 thereof shall
then be amended to reclassify and designate the above-described
property as a district in Zone C-3 and Zone D (Architectural Over-
lay) without the necessity of further proceedings.
SECTION 4. The City Clerk shall certify to the adoption
of this ordinance and prior to the expiration of fifteen (15) days
from the passage thereof shall cause the same to be published once
in the Arcadia Tribune, a newspaper of general circulation published
and circulated in the City of Arcadia.
I HEREBY CERTIFY that the foregoing ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia held
