ORDINANCE NO. 1015
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA. CALIFORNIA.
DETERMINING THAT CERTAIN REAL
PROPERTY ON THE WEST SIDE OF NORTH
FIFTH AVENUE IN SAID CITY SHOULD BE
ESTABLISHED IN ZONE C-M AND ZONE D
UPON COMPLIANCE WITH SPECIFIED
CONDITIONS.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA. DOES,
ORDAIN AS FOLLOWS:
SECTION 1. That after proceedings duly instituted and
pUblic hearings duly held by and before the City Planning Commission
and the City Council, after due notice as required by law, the City
Council hereby determines that the property hereinafter described is
abutted on the west by property zoned M-l; on the north by the Pac if-
ic Electric Railroad Company right of way; on the east by property

in the City of Monrovia zoned C-2; and on the south by property zoned
R-3 with a C-2 frontage on Huntington Drive. That a portion of it is

in the Santa Anita Wash and subject to an easement for flood control
purposes., That there is already a non-conforming use on a portion of
the property; that it is within an area already used for commercial
and industrial purposes; and that the use of subject property for such
purposes, under the conditions hereinafter sp~cified, would provide
for the properly and orderly development of the property.

SECTION 2. That this Council hereby determines that, in

accordance with 'the recommendations of th~ City Planning Commission
contained in its Resolution.No. 241, the following described property

in the City of Arcadia, County of LosAngele~, State of California,

to wit:

The east 150 feet of Lot 4, except the north
110 feet of the south 130 feet thereof; and
the east 150 feet of that portion of Lot 5
lying south of the Southern Pacific Railroad
right of way; Block 84, Santa Anita Tract,
as shown on map recorded in Book 34, pages 41
and 42, Miscellaneous Records of Los Angeles
County,

should be reclassified from Zone R-3 to Zone C-M and Zone-D and the
architectural restrictions recommended by the City Plarming Commis-
sion in its Resolution No. 241 made applicable thereto; however,
such reclassification should not become effective unless and until
,
curbs and gutters are installed along Fifth Avenue abutting said
property; that the increase in the intensity of use of such street
that may be expected to result from the reclassification of the prop-
erty as above determined, requires that reasonable improvements be
made to such abutting street including the installation of curbs and
.
gutters.
SECTION 3. That if, as and when curbs and gutters are con-
structed along the westerly side of Fifth Avenue abutting the prop-
erty above described, each parcel thereof in front of which curbs
and gutters have been thus constructed shall, without the necessity
of further hearings or proceedings in the matter, be reclassified to
Zone C-M and to Zone D as recommended by the City Plarming Commission
in its Resolution No. 241 and the architectural restrictions recom-
mended by said Planning Commission in said Resolution No. 241 shall
then be made applicable to the property thus reclassified.
SECTION 4. The City Clerk shall certify to the adoption
of this Ordinance and prior to the expiration of fifteen (15) days

from the passage thereof, shall cause the same to be published once
in the Arcadia Tribune and Arcadia News, a newspaper of general cir-
culation published and circulated in the City of Arcadia, and thirty
(30) days from and after the final passage thereof said Ordinance
shall take effect and be in force.
I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia held

RECLASSIFYING CERTAIN REAL PROPERTY.
ON THE WEST SIDE OF NORTH FIFTH
AVENUE IN SAID CITY AND ESTABLISHING
THE SAME IN ZONE C-M AND ZONE D.

~CTION 2. That, in a"ordan" with th, r',ommendation' of
the City Planning Commission contained in its Resolution No. 241, the
following described property in the City of Arcadia, County of Los
Angeles, State of California, to wit:
The east 150 feet of Lot 4, except the north
110 feet of the south 130 feet thereof; and
the east 150 feet of that portion of Lot 5
lying south of the Southern Pacific Railroad
right of way; Block 84, Santa Anita Tract,
as shown on map recorded in Book 34, pages 41
and 42, Miscellaneous Records of Los Angeles

should be and the same is hereby reclassified from Zone R-3 to Zone
C-M and Zone D, and from and after the effective date of this ordi-
nance said real property shall be rezoned and established as a dis-
trict in Zone C-M and Zone D under the provisions of Ordinance No.
760 of said City, as amended, and said Ordinance No. 760 and the map
contained therein are hereby amended to reclassify and designate the
above described property as a district in Zone C-M and also in Zone
D and that said reclassification.is subject to and contingent upon
compliance with each architectural regulation imposed concurrently
herewith by resolution.
