ORDINANCE NO. 1439
AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF ARCADIA RECLASSIFYING
PROPERTY KNOWN AS 515 WEST DUARTE ROAD
AND 1103 LA CADENA AVENUE FROM R-l TO
R-3, AND RECLASSIFYING PROPERTY AT
33 MORLAN PLACE FROM C-l & D TO
C-2 & D, AND RECLASSIFYING ALL PROPERTY
WEST OF' BALDWIN AVENUE AND NORTH OF
FOOTHILL BOULEVARD FROM R-O TO R-O & D.
THE CITY COUNCIL OF THE CITY OF ARCADIA DOES ORDAIN AS
FOLLOWS:
SECTION 1. That the property hereafter described and
shown on the zoning map, Arcadia Municipal Code Section 9233.12,
as Zone R-l is hereby reclassified to Zone R-3, Multiple Family
Zone. Said property is described as follows:
Parcell. The east 75.59 feet measured along
the north lot line of Lot 46 and Lot 47, Tract
No. 3430, except the east 16.88 feet of said
Lot 47, in the City of Arcadia, County of Los
Angeles, State of California, as per map
recorded in Book 42, Page 32, of Maps in the
Office of the County Recorder of said County,
and more commonly known as 515 .Wes t Duarte
Road.
Parcel 2. Those portions of Lots 47 and 48 of
Tract No. 3430, in the City of Arcadia, County
of Los Angeles, State of California, as per
map recorded in Book 42, Page 32, of Maps in
th~ Office of the County Recorder of said County,
together with that portion of El Molino Avenue.
vacated by Ordinance No. 101, described as
follows: .
Beginning at the northeasterly corner of said
Lot 48, thence westerly along the northerly
lines of said Lots 48 and 47, 162.07 feet,
more or less, to the northwesterly corner of
the land conveyed to the City of Arcadia by
Document No. 5181, recorded in Book D-2608,
Pages 526 and 528 of Official Records of said
County; thence southerly along the westerly
line of said land to a point of intersection
with a line that is parallel with and distant
southerly 30 feet from the above mentioned
northerly line; said point of intersection

being the true point of beginning; thence easterly
along last said parallel line 151 feet, more or
less, to the beginning of a tangent curve concave
to the southwest and having a radius of 15 feet,
said curve also being tangent at its southerly
terminus with the easterly line of above men-
tioned vacated portion of El Molino Avenue;
thence southeasterly along said curve to a point
of cusp with said easterly line; thence southerly
along said easterly line 53.89 feet; thence
westerly parallel with aforementioned northerly
line 167.06 feet, more or less, to its inter-
section with aforementioned westerly line;
thence northerly along said westerly line 69.93
feet, more or less, to the true point of beginning;
more, commonly known as 1103 La Cadena Avenue.
SECTION 2. That the property hereafter described and
shown on the zoning map, Arcadia Municipal Code Section 9233.7, as
Zone C-l &D is hereby reclassified to Zone C-2 & D, General Commercial
Zone and Architectural Design Zone. Said property is described as
follows:
Lot 6, Tract No. 13768, in the City of Arcadia,
County of Los Angeles, State of Califo~nia, as
per map recorded in Book 273, Page 37, of Maps
in the Office of the County Recorder of said
County, and more commonly known as .33 Morlan
Place.
SECTION 3. That all of the property west of Baldwin Avenue
and north of Foothill Boulevard shown on the zoning map, Arcadia
Municipal Code Section 9233.3, as Zone R-O is hereby reclassified
to Zone R-O & D, First One-Family Zone and Architectural Design
Zone.
SECTION 4. That good zoning practice justifies said
changes of: zone..
SECTION 5. The City Clerk shall certify to the adoption
of this ordinance.

I HEREBY CERTIFY that the foregoing ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia
held on the 5th day of October ,1971, by the affirma ti ve
vote of at least three Councilmen, to wit:
