ORDINANCE NO. 2094
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
ARCADIA, CALIFORNIA CHANGING THE ZONING FROM M-2
(HEAVY MANUFACTURING) TO M-1 (PLANNED INDUSTRIAL
DISTRICT) ON THE VACANT 9.2 ACRE PARCEL LOCATED ON
THE SOUTH SIDE OF LOWER AZUSA ROAD.
WHEREAS, on July 28, 1998, McMahon Development Group, LLC filed an
application to rezone the 9.2 acre parcel located on the south side of Lower Azusa
Road adjacent to the Public Storage facility from M-2 (Heavy Manufacturing) to M-1
(Planned Industrial District), Community Development Division Case No. Z-98-003.
The property is more particularly described as follows:
Parcels 2 and 3 of Parcel Map No. 17535 in the City of Arcadia, as per map filed
in Book 186 Pages 38 to 40 inclusive of Maps in the Office of the County
Recorder of said County.
Except an undivided 75 percent of all oil, gas and other hydrocarbon substances
in and under said land, with right of ingress and egress necessary for the mining
and removal of same as reserved by Martin Wunderlich, E. Murielle Wunderlich,
George P. Leonard and Wilma Leonard, by deed recorded February 4, 1955 as
Instrument No. 470 in Book 46821 Page 149, Official Records.
WHEREAS, a public hearing was held on September 8, 1998, before the
Planning CommiSSion at which time all interested persons were given full opportunity to
be heard and to present evidence, and
WHEREAS, the Planning Commission of the City of Arcadia recommended
approval of subject zone change to the City Council, and
WHEREAS, the City Council conducted a public hearing concerning the zone
change on October 20, 1998, and approved said zone change.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA DOES HEREBY ORDAIN AS FOLLOWS:
Section 1. That the proposed M-1 (Planned Industrial District) zoning is a more
restrictive industrial zoning classification which will be less intrusive to neighboring
property owners and is also reflective of the light manufacturing facilities needed in the
City. The Map contained in Section 9233.22 of the Arcadia Municipal Code is hereby
amended to reclassify and designate the described property as Zone M-1.

Section 2. The City Council finds and determines that the M-1 zoning
designation is the most appropriate designation for this property because the zoning
allows light industrial and manufacturing firms, warehousing, storage and sites for
essential service facilities and sets forth performance standards that must be complied
with by every business or occupation within the zone. The M-1 designation is
consistent with the General Plan designation of "Industrial" and the goal that set forth in
the General Plan noting that this property is "intended for light industrial use that is to
be designed and operated so as to be compaitble with adjacent residential
neighborhoods."; and the public health, safety, general welfare and good zoning
practice justify the proposed zone change.
Section 3. The City Clerk shall certify to the adoption of this Ordinance and shall
cause a copy of the same to be published in the official newspaper of said City within
fifteen (15) days after its adoption.
