HomeMy WebLinkAbout1954 ORDINANCE NO. 1954 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ARCADIA APPROVING ZONE CHANGE Z-91-008, CHANGING THE EXISTING ZONING OF C-2 DH to C-2 DH8 FOR THE PROPERTY AT 400 SOUTH BALDWIN A VENUE AND FROM C-O H TO C-O H6 FOR THE PROPERTY AT 301 WEST HUNTINGTON DRIVE, WHEREAS, zone change Z-91-008 was initiated by the City to rezone the following properties: 400 South Baldwin (Santa Anita Fashion Park) from C-2 DH (General Commercial with a Design and High Rise overlay) to C-2 DH8 (General Commercial with a Design and High Rise overlay permitting 8 story buildings, 85 feet in height), 301 West Huntington Drive (Medical office building) from C-O H (Professional office with a high rise overlay) to C-O H6 (Professinal office with a high rise overlay permitting 6 story buildings, 65 feet in height), WHEREAS, a public hearing was held on August 27, 1991, before the Planning Commission at which time all interested persons were given full oppor- tunity to be heard and to present evidence, and WHEREAS, the Planning Commission of the City of Arcadia recommended approval of subject zone change to the City Council, and WHEREAS, the City Council conducted a public hearing concerning the zone change on September 17, 1991 and approved said zone change, NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA DOES HEREBY ORDAIN AS FOLLOWS: Section 1. That the following properties currently zoned C-2 DH and C-O H, are hereby reclassified as follows: . 400 South Baldwin Avenue (Santa Anita FAshion Park) Zone change from C-2 DH to C-2 DH8 · 301 West Huntington Drive (Medical Office Building) Zone Change from C -0 H to C -0 H6 After the effective date of this ordinance, said real properties shall be so zoned subject to the restrictions imposed by the provisions of the zoning regulations of said City. The Maps contained in Sections 9233,9 and 9233,10 of the Arcadia -1- 1954 Municipal Code are hereby amended to reclassify and designate the described properties as districts in Zones C-2 DH8 and C-O H6. Section 2, The City Council finds and determines that the zone change is consistent with the following action program set forth in the revised general plan: "Review the existing "H" high rise zoned commercial and residential areas to determine the appropriateness of the zoning and whether to retain or remove such zoning", The Council further determines that the properties set forth in the proposed zone change meet the minimum criteria for "H" zoned properties, Le" they comply with the minimum lot width, depth and area requirements and are under a single ownership. Also, the rezoning of the above properties are consistent with the current development on the sites. The zoning is consistent with the General Plan designation of commercial and the public health, safety, general welfare and good zoning practice require the above amendment. Section 3, The City Clerk shall certify to the adoption of this Ordinance and shall cause a copy of the same to be published in the official newspaper of said City within fifteen (15) days after its adoption.
