AN ORDINANCE OF THE CITY OF ARCADIA APPROVING ZONE
CHANGE Z-92-001, REZONING THE PROPERTIES AT 600 AND 604
NORTH SANTA ANITA AVENUE FROM R-3 (MULTIPLE-FAMILY)
TO C-O (PROFESSIONAL OFFICE)
WHEREAS, zone change Z-92-001 was filed by Stephen Lojeski to rezone the
properties at 600 and 604 North Santa Anita Avenue from R-3 (Multiple-Family) to
C-O (Professional Office).
WHEREAS, a public hearing was held on February 25, 1992 before the
Planning Commission at which time all interested persons were given full oppor-
tunity to be heard and to present evidence, and
WHEREAS, the Planning Commission of the City of Arcadia recommended
approval of subject zone change to the City Council, and
WHEREAS, the City Council conducted a public hearing concerning the zone
change on March 17, 1992, and approved said zone change.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA
DOES HEREBY ORDAIN AS FOLLOWS:
Section 1. That the subject properties are hereby reclassified into zone C-O
(professional office) and from and after the effective date of this ordinance, said real
properties shall be so zoned subject to the restrictions imposed by the provisions of the
zoning regulations of said City, The Map contained in Section 9233,8 of the Arcadia
Municipal Code is hereby amended to reclassify and designate the described properties as
districts in Zone C-O,
Section 2. The City Council finds and determines that: (1) Santa Anita
Avenue is a major arterial and the C-O designation provides a good buffer for the
residential properties on Newman Avenue; (2) the property is more suitable for
offices than R-3 multiple family uses because of the close proximity to the freeway
on-ramp; (3) an R-3 multiple-family development would probably generate more
traffic throughout the day and evening and have more of an impact on the
residential properties than an office use; and (4) the requested zone change is
consistent with the general plan designation of mixed use multiple-family/office
and that the public health, safety, general welfare and good zoning practice require
the above amendment.

Section 3, The City Clerk shall certify to the adoption of this Ordinance and
shall cause a copy of the same to be published in the official newspaper of said City
within fifteen (15) days after its adoption.

adopted by the following vote, to wit:
