Wray, Deputy Director of Development Services ��\j Prepared by: Matthew Bond, Senior Engineering Assistant SUBJECT: RESOLUTION 6798 ACCEPTING THE DEDICATION AS SET FORTH IN PARCEL MAP 71094 AT 120 SOUTH SECOND AVENUE SUMMARY On July 14, 2009, the Arcadia Planning Commission tentatively approved Parcel Map No. 71094 subject to conditions of approval. The parcel map proposes a two-unit condominium subdivision on the northwest corner of Second Avenue and Bonita Street. It has been the City's policy to require additional dedication as part of subdivisions along Second Avenue, so staff included a condition for additional dedication along the frontage of the proposed project. The final parcel map has been submitted for approval with the dedication for street and highway purposes. The subdivider has met all the conditions of approval and the prerequisites for map approval. With the City Council acceptance of the dedication, the map will be administratively approved and forwarded to the County for recording. Staff recommends that the City Council accept the dedication as set forth in Parcel Map No. 71094. DISCUSSION In 2009, an application for Tentative Parcel Map No. TPM 09-06 (Parcel Map No. 71094) was submitted to the City by the property owner. The map proposes a two-unit condominium subdivision on the northwest corner of Second Avenue and Bonita Street. It has been the City's policy to require additional dedication as part of subdivisions along Second Avenue, so staff included a condition for additional dedication along the frontage of the proposed project. Staff Report September 20, 2011 Page Two On July 14, 2009, the Arcadia Planning Commission tentatively approved Parcel Map No. 71094 subject to conditions of approval including a condition for a dedication for street and highway purposes. The developer has submitted the final parcel map to the City for approval with the dedication and has complied with all the conditions of approval and has met the prerequisites for map approval. In accordance with the Subdivision Map Act and the Arcadia Municipal Code, staff hereby recommends that the City Council accept the dedication for street and highway purposes as shown on the parcel map and the Exhibit "A" to the resolution. ENVIRONMENTAL IMPACT The Development Services Department prepared an initial study for the tentative parcel map. The initial study did not disclose any adverse impacts and therefore a Negative Declaration was filed. FISCAL IMPACT There is no fiscal impact incurred by the City. RECOMMENDATION That the City Council adopt Resolution 6798 accepting the dedication as set forth in Parcel Map 71094 at 120 South Second Avenue. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES HEREBY RESOLVE AND DETERMINE AS FOLLOWS: Section 1. That certain property located in the City of Arcadia, County of Los Angeles, State of California, described as shown on attached Exhibit"A", dedicated to the City for street and highway purposes, is hereby accepted. Section 2. The City Clerk shall certify to the adoption of this Resolution. Passed, approved, and adopted this day of 2011.
