ORDINANCE 1902
AN ORDINANCE OF THE CITY OF ARCADIA CHANGING
THE ZONING FROM C-l (LIMITED COMMERCIAL) TO
C-2 (GENERAL COMMERCIAL) FOR AN EXISTING
COMMERCIAL CENTER AT 148-158 LAS TUNAS
DRIVE AND 141-149 WEST LIVE OAK AVENUE.
THE CI1Y COUNCIL OF THE CI1Y OF ARCADIA DOES HEREBY
ORDAIN AS FOLLOWS:
SECTION 1. That the property located at 148-158 Las Tunas
Drive and 141-149 West Live Oak Avenue in the City of Arcadia
hereinafter described and presently zoned C-l, Limited Commercial,
is hereby reclassified to C-2, General Commercial, and from and after
the effective date of this ordinance, said real property shall be so
zoned subject to the restrictions imposed by the provisions of the
zoning regulations. The Map contained in Section 9233.8 of the
Arcadia Municipal Code is hereby amended to reclassify and designate
the described property as a district in Zone C-2. Said property is
described in the attached Exhibit A.
SECTION 2. The City Council fmds and determines that the
requested zone change is consistent with the general plan designation
of Commercial, and that the public health, safety, general welfare and
good zoning practice require the above amendment.
SECTION 3. The City Clerk shall certify to the adoption of this
Ordinance and shall cause a copy of the same to be published in the
official newspaper of said City within fifteen (15) days of its adoption.

PARCEL 1:
The West 185.48 feet of the East 768.00 feet of Lot 68 of Santa Anita
Colony, in the City of Arcadia, in the County of Los Angeles, State of
California, as per map recorded in Book 42 Page 87 of Miscellaneous
Records, in the office of the County Recorder of said County,
EXCEPTING therefrom that portion included within the lines of the 80
foot strip of land condemned for flood control purposes by final decree
entered in case No. 519554 of the Superior Court of the State of
California, in and for the County of Los Angeles, as described in
certificate of Title No. TV-61158 on file in the office of the Registrar of
Titles of said County.
PARCEL 2:
That portion of the easterly 582.52 feet of Lot 68 in Santa Anita Colony,
as shown on map recorded in Book 42 Page 87 of Miscellaneous
Records, in the office of the County Recorder of said County, lying
within the following described boundaries:
Beginning at the intersection of the westerly line of said easterly 582.52
feet of said lot and the Northerly line of Live Oak Avenue, 100 feet
wide, as shown on map of Tract No. 13935 recorded in Book 285 Pages
13 and 14 of Maps, in the office of the County Recorder of said County;
thence along said Northerly line North 79 degrees 56 minutes 16
seconds East 26.09 feet to the Westerly sideline of that strip of land, 80
feet wide described in "Parcel No. 123 in a final judgment had in
Superior Court Case No. 519554, recorded in Book 25990 Page 156
Official Records; in the office of the County Recorder of said County;
thence along said Westerly line North 9 degrees 57 minutes 31 seconds
West 166.89 feet to said Westerly line of said Easterly 582.52 feet of said
Lot; thence Southerly along said last mentioned Westerly line 168.96
feet to the point of beginning.
EXCEPT therefrom 25% of all oil, gas and hydrocarbon substances in
and under said land without right of surface entry, as to Parcels 1 and 2.
