ORDINANCE NO. 1915
AN ORDINANCE OF THE CITY OF ARCADIA APPROVING ZONE
CHANGE Z-89-003, ADDING AN "H" (HIGH RISE) OVERLAY TO THE
EXISTING CPD-l ZONING DESIGNATION FOR THE PROPERTY
LOCATED AT 324 NORTH SECOND AVENUE
WHEREAS, zone change application Z-89-003 was filed by Robert and Donald
Johnson and requests a zone change to add an "H" (high rise) overlay to the existing
CPD-l zoned property located at 324 North Second Avenue, more particularly
described in attached Exhibit A.
WHEREAS, a public hearing was held on September 12,1989, before the
Planning Commission at which time aU interested persons were given full oppor-
tunity to be heard and to present evidence, and
WHEREAS, the Planning Commission of the City of Arcadia recommended
approval of subject zone change to the City Council, and
WHEREAS, the City Council conducted a public hearing concerning the zone
change on October 3, 1989 and approved said zone change.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA
DOES HEREBY ORDAIN AS FOLLOWS:
Section 1. That the property located at 324 North Second Avenue in the City
of Arcadia hereinafter described and presently zoned CPD-l, Commercial Planned
Development, is hereby reclassified into CPD-1 & H (high rise overlay), and from
and after the effective date of this ordinance, said real property shall be so zoned
subject to the restrictions imposed by the provisions of the zoning regulations of
said City and the following conditions:
1. That the building(s) shall not exceed three (3) stories in height.
2. That if: (1) the proposed project is not approved by the Redevelopment
Agency or (2) the building is not completed within thirty (30) months of the date of
this Zone Change approval, subject to possible extension of the time approved by
the City, the zoning shall revert to its original zoning status of CPD-1.
Section 2. The Map contained in Section 9233.8 of the Arcadia Municipal
Code is hereby amended to reclassify and designate the described property as a
district in Zone CPD-l & H. Said property is described in attached Exhibit A.
Section 3. The City Council finds and determines that the requested zone
change is consistent with the general plan designation of Planned Development and

that the public health, safety, general welfare and good zoning practice require the
above amendment.
Section 4 The City Clerk shall certify to the adoption of this Ordinance and
shall cause a copy of the same to be published in the' official newspaper of said City
within fifteen (15) days after its adoption.
Passed, approved and adopted this 7th day of November ,1989.

I, JUNE D. ALFORD, City Clerk of the City of Arcadia, hereby certify that the
foregoing Ordinance No. 1915 was passed and adopted by the City Council of the City
of Arcadia, signed by the Mayor and attested to by the City Clerk at a regular meeting
of said Council on the 7ttiay of November ,1989, and that said Ordinance was
adopted by the following vote, to wit:
