ORDINANCE NO. 2109
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
ARCADIA, CALIFORNIA CHANGING THE ZONING FROM C-1
(LIMITED COMMERCIAL) AND PR-1 (SINGLE-FAMILY
RESIDENTIAL WITH A PARKING OVERLAY) TO C-2 (GENERAL
COMMERCIAL) ON THE PROPERTY LOCATED AT 188 WEST
LAS TUNAS DRIVE
WHEREAS, on March 29, 1999, Daryl J. Christian on behalf of American Stores
Properties, Inc. filed an application to change the zoning from C-1 (Limited
Commercial) and PR-1 (Single-Family Residential with a Parking Overlay) to C-2
(General Commercial), Community Development Division Case No. Z-99-001, on the
property located at 188 West Las Tunas Drive, more particularly described as follows:.
The property is more particularly described in attached Exhibit A:
WHEREAS, a public hearing was held on April 27, 1999, before the Planning
Commission at which time all interested persons were given full opportunity to be heard
and to present evidence, and
WHEREAS, the Planning Commission of the City of Arcadia recommended
approval of subject zone change to the City Council, and
WHEREAS, the City Council conducted a public hearing concerning the zone
change on June 1, 1999, and approved said zone change.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA DOES HEREBY ORDAIN AS FOLLOWS:
Section 1. That the proposed C-2 (General Commercial) zoning allows more
flexibility in the types of uses permitted on the subject property; is compatible with the
zoning of the adjoining property to the east; and the C-2 zone has the same zoning
requirements in regards to building heights, setback, signing and parking as the C-1
zone. The Map contained in Section 9233.20 of the Arcadia Municipal Code is hereby
amended to reclassify and designate the described property as Zone C-2.
Section 2. The City Council finds and determines that the C-2 zoning
designation is the most appropriate designation for this property because the zoning is
consistent with the zoning of the adjoining property to the east and is consistent with

the General Plan designation of "Commercial"; and the public health, safety, general
welfare and good zoning practice justify the proposed zone change.
Section 3. The City Clerk shall certify to the adoption of this Ordinance and shall
cause a copy of the same to be published in the official newspaper of said City within
fifteen (15) days after its adoption.
