HEALTHY OAK TREE REMOVAL PERMIT NO. TRH 11-05 130 W. Longden Ave. and 123 W. Birchcroft St. Linda Lee Baerg, Kruckeberg, and Penman The applicant requests a Parking Modification to allow six (6) parking spaces in lieu of seven (7) spaces required to convert an existing 1,121 square -foot commercial unit from retail to a chiropractic office (AMC Sec. 9269.5). With the proposed Modification, the existing parking deficiency at the 75,328 square -foot Arcadia Landmark Center would increase from 88 spaces to 89 spaces; 424 spaces on -site in lieu of 513 spaces required. The applicant requests the following modifications to accommodate a new 330 square-foot, one -story addition at the rear of the house and a 111 square -foot, one -story addition to the front of the house, which includes a new front covered porch to an existing legal non - conforming single - family residence that is on a multi - family residential zoned property (R -2), and design review approval: 1. A 4' -0" southerly side yard setback in lieu of 10' -0" required (AMC 9253.2.5); and 2. A 6' -2" separation between the proposed rear addition and existing detached garage in lieu of 10' -0" required (AMC Sec. 9253.14). The applicant requests an Oak Tree Permit to remove two healthy Coast Live Oak trees that are located on the common rear property line.
