Ml ORDINANCE OF THE CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA, 1.:AKING A CONDITIONAL VARIANCE TO CERTAIN
PROVISIONS OF ORDINANCE NO. 439 OF SAID CITY OF ARCADIA,
ADOPTED JUUE 28, 1940.
THE CITY COUNCIL OF THE CITY OF ARCADIA DOES ORDAIN AS
FOLLOrIS:
SECTION 1. Petition of CHURCH OF CHRIST having been filed in
the office of tlle Planning Commission of the City of Arcadia, pur-
suant to the provisions of Ordinance No. 439 of said City, adopted
June 28, 1940, asking that an exception be made affecting the
property described in said petition, and setting forth the specific
reasons therefol' and the circ~~stances in connection therewith, and
recommendation having been made by said Plannine; Commission to this
Council and a full investigation and consideration of the facts
having been madll
this Council determines that there are excep-
tional or extraordinary circumstances or conditions applicable to

the property involved and to the intended uses thereof that do not
e;enerally a pply to the property or classes of uses in the same zone
or district in vlhich s aid property is located, and will not be in-
consistent with the general~urposes of said Ordinance No. 439, and
that said propel'ty should be excepted from the provisions of the zone
created by s aid Ordinance Mo. 439 affectine; said property, but only
so far as hereinafter set forth; and the requirements of said Ordinance
No. 439, pertainine; to the consent of adjacent property owners havine;
been complied w~th;
This Counc~l, therefore, excepts from t he provisions of the
respective zone of Ordinance No. 439 of the CIty of Arcadia the
property hereinafter described, but only insofar as such exception
if necessary to permit the construction, maintenance and operation
of a church on the following described property, to wit:
That portion of Lot 2 of Santa Anita Colony, in the City
of Arcadia, County of Los Angeles and State of California,

as per map recorded in Book 42, Page 87, of Miscellaneous
Records, i::1 the office of the County Recorder of said
County, described as follows:
Beginning at a point in the Easterly line of said lot
distant NOr'therly along said Easterly line 185 feet
from the Southeasterly corner of said lot; thence
Westerly parallel with the Southerly line of said lot,
180 feet to a line parallel with and distant Easterly
711.84 feet, measured along said Southerly line, from
the I"lesterly line of said lot; thence Northerly al ong
said parallel line to the Southerly line of the
Northerly 150 feet of said lot;, thence Northeasterly
along said last mentioned Southerly line to said
Easterly line of said lot; thence Southerly al ong
said Easterly line to the point of beginning.
RESERVING from said land an easement for road purposes,
over that portion included within the Northerly 25 feet
of the Southerly 348.43 feet, measured along the
~esterly line of said lot.
This exception is granted upon the following conditions:
(a) That no building permit be granted for the erection or
construction of any of said buildings upon said properties unless
the plans and specifications be first submitted to the Building
Inspector of the City of Arcadia, and that said plans and specific-
ations and said buildings shall in all particulars comply with the
building ordinances and sanitary regulations of the City of Arcadia;
(b) That the curb in front of said property along First
Avenue shall be established and maintained as a loading ~ne as
defined by local traffic ordinances.
(c) That said properties shall not at any time be used for
any purpose or purposes not allowed in Zone R-l of the City of

Arcadia, except as provided in this Ordinance;
(d) That in case any of the provisions of this Ordinance are
violated, the properties above described shall revert to Zone R-l
as defined in Ordinance No. 439, and the rights and privileges herein
granted shall cease and terminate in the event that any such viola-
tion be not terminated vlithin thirty (30) days or such further time
as the City Council may decide that the owner or owners of said
properties have been given written notice by said City Council of
such violation.
SECTION 2. The City Clerk of said City shall certify to the
adoption of this Ordinance and shall cause the same to be published
once in the Arcadia Tribune and Arcadia News, a v/eekly newsPEl' er
published and circulated in said City of Arcaaia and hereby designated
for that purpose, and thirty days from and after the passage thereof
the same shall be in full force and effect.
I HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of Arcadia, held
on the 20th day of July, 1948, by the affirmative vote of at least
three Councilmen, to wit:
