Floral Ave. Haimant Batra Baerg, Kruckeberg, and Penman The applicant is requesting the following Modifications to replace a portion of an existing 6' -0" tall fence and gate on an R -0 zoned property to accommodate a new semi- circular driveway: A. To allow two 6' -O" tall driveway entry gates in lieu of maximum permitted height of 5' -0" allowed (AMC Sec. 9251.2.13.1); B. To allow four 6' -O" tall columns with 1' -1" tall Tight fixtures on top of each column for an overall height of 7' -1" in lieu of the maximum permitted overall height of 6' -6" allowed (AMC Sec. 9251.2.13.1); and C. To allow 6' -0" tall solid block wall fencing adjacent to the driveway entry gate in lieu of the maximum permitted height of 4' -0" allowed and the requirement for an openwork design (AMC Sec. 9251.2.13.1). The Rancho Santa Anita Property Owners' Association has reviewed and approved the architectural design of the proposal. The applicant is requesting design review approval and a Modification to expand the existing legal non - conforming single - family residence that is located on a Mixed Use (MU) Zone by replacing the existing one -car detached garage with an attached 400 square -foot, two -car garage (AMC Sec. 9244.2). The applicant is requesting design review approval and a Modification to allow a rear yard lot coverage of 32.3% in lieu of the maximum 25% permitted for a new 400 square -foot, detached two -car garage at the northeast comer of the property. There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on November 1, 2011.
