AN ORDI~ANCE OF Trffi CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA, ~'AKING A CO~IDITIONAL VARIANCE TO CERTAIN PROVISIONS
OF ORD INANCE NO. 439 OF SA ID CITY OF ARCAD IA, AS AI.;EjlWED, PUR-
SUA.NT TO SECTION 25 THEREOF.

ORDAIN AS FOLLOWS:
CITY OF ARCADIA, CALIFORNIA, DOES
"
SECTION 1. A petition signed by A~cadia City School District,
having been filed with the City Planning Corn~ission, pursuant to
Section 25 of Ordinance No. 439, entitl~d "An Ordinance of the

City Council of the City of Arcadia, establishing in said City of
Arcadia, zones or districts and regulati'ng therein the use of pro-
perty, height of buildings and requiring, open spaces for light
"
and ventilation; to regulate and restrict the location of trades
and industries and the locati?n of build~ngs designed for specified
uses; providing for the enforcement and prescribing penalties for
the violation thereof," asking that exception be made affecting
the property described in said petition and setting forth the
specific reasons therefor and the circumstances in connection
thereTIith, and reco~rrendation having been made by the Planning
Commission to this Council, and a full investigation and consid-
eration of the facts having been made by this Council pertinent to
such petition: this Council determines that there are exceptional
or extraordinary circumstances or conditions applicable to the pro-
perty involved and to the intended use thereof that do not generally
apply to the prooerty or classes of uses in the same zone or district
in which said property is located, and will not be inconsistent with
the general purposes of 0rdinance No. 439, as amended;
This Council therefore ~rants a Conditional variance from the
provisions of said Ordinance No. 439, as amended, but only so far
as such variance is necessary to permit t1)e following described
real property, to-wit:

A part of lot 3, Tract No. 950, as shown on map recorded
in Book l7, page 25 of Maps, reco'rds of Los Angeles County,
described as follows:
Beginning at the Northeast corner of Duarte Road and
El Monte Avenue at the Northerly terwinus of that
certain curve concave to the Northeast and having a
radius of 20 feet and a length of 34.56 feet; thence
North along the East line of El Monte Avenue l86.34
feet; thence East 188 feet; thence South 190 feet to
the North line of Duarte Road; thence Westerly thereon
166.92 feet to the Easterly terminus of the above
mentioned curve; thence Northwest~rly thereon 34.56
feet to the point of beginning.
to be used for the construction, maintenance, use and operation of
an armory consisting of several small wooden structures, to be used
as classrooms.
This condi~ional variance is granted upon the following terms
and conditions:
1. That the property be used for the Durpose of an Armory as
hereinbefore described, and for such other purposes as is Dermitted
by the zone or district in which the Droperty is now situated, and
for no other purp~se or purposes.
2. That the rights and Drivileges granted by this Ordinance
are accepted by the persons affected thereby upon the express con-
dition that this Ordinance granting the privileges herein specified
shall terminate, cease and have no further effect after three (3)
years from the effective date of this Ordinance.
3. That UDon any violation of any of the provisions of this
Ordinance, the uses herein permitted shall cease and terminate and
the property above described shall revert to and become a part of
the zone in which the property is now situated.
SECTION 2~ The City Clerk shall certify to the adoption of
this Ordinance and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be published
once in the Arcadia Tribune and News, a newspaper of general cir-
culation, published and circulated in the City of Arcadia, and

thirty (30) days from and after the final passage thereof said
Ordinance shall take effect and be in force.
I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of Arcadia,
held on the lSth day of April, 1947, by the affirmative vote of
