ARCADIA fu.lEliDIHG CERTAI11 P;\OvrSIONS <J:' ORDIH1~1'ICE NO. 439 OF SAID CITY, LIlUTING 'l'HE ,WilmER OF BUILDINGS ON A LOT IN ZONE R-l OF THE CITY OF ARCADIA. THE CITY COUNCIL OF T}~ CITY OF ARCADIA DOES ORDAIN AS FOLLO';!S: SECTION 1. That Section 12. of Ordinance No. 439 of the City of Arcadia, entitled "An Ordinance of the City Council of the City of Arcadia, establishing in said City of Arcadia, zones or districts and regulating therein the use of property, height of buildings and requiring open spaces for light and ventilation; to regulate and restrict the location of trades and industries and the location of buildinGS designed for specified uses; providing for the enforcement and pre scribing penal tie s for the violation thereof.", adopted on the 28th day of June, 1940, be and the same is hereby amend- ed to read as follovls: /- SECTION 12. NillJBER OF BUILDINGS ON LOT IN ZO~~ R-l. In Zone R-l not more than one sinGle family dwellinc shall be used, erected, constructed, established, altered or enlarged upon anyone lot or parcel of land, except: (a) \'!hen the lot bas an area of less than 15,000 square feet, one sinsle family dTIelling and no more may be erected; (b) Y/hen the lot has an area of 15,000 square feet or more, two sinGle family dwellings may be erected; (c) V/hen the lot has an area of 22,500 square feet or more, three sinSle family dwellings may be erected; but not more than three single family dwellinGS may be erected on anyone lot or parcel of land in Zone R-l. (d) On lots in Zone R-l having an area of less than 12,000 square feet, where a dTIellinf, house was erected on the rear portion of the lot prior to July 28, 1940, another sinsle family dwelling may be erected on the front part of the lot. (e) On lots in Zone R-l having an area of 12,001 square feet or more, but less than 15,000 square feet,' where a dwellin~ house is already erected on the rear portion of the lot at the effective date -1- INoEXEII ~fiJ ~-~ ,..... of this Ordinance, another sinGle family dwelling may be erected on the front part of the lot. (f) Provided, that where one or more dnellings is erected on the front portion of a lot there shall be a space between any dwelling so erected and any dwellinG erected in the rear thereof of at least 35 feet. Provided further that in the event two or more dwellings are erected on the rear portion of any lot, then there shall be a space of at least 35 feet between each of said d~ellings so erected. Each dwelling erected in the rear or on the rear poption of the lot shall be a distance of at least 10 feet from each property line. SECTION 2. The City Clerk shall certify to the adoption of this Ordinance and prior to the expiration of fifteen (15) days from the passage thereof, s8all cause the same to be published once in the Arcadia Tribune and Arcadia News, a newspaper of general circu:la tion, published and circulated in the City of' Arcadia, and thirty (30) days from and after the final passaGe thereof said Ordinance shall take effect and be in force.
