FOLLO\IS:
SECTION 1. Petition of Rancho Santa Anita, Inc., having
been filed in the office of the PlanninG Commission of the City of
Arcadia, pursuant to the provisions of Ordinance No. 439 of said City,
adopted June 28, 19'~0, requesting that the property described in said
petition be classified as Zone C-l as established by said Ordinance No.
439, and a public .hearing havins been held on Uarch 2, 1942, pursuant
to said Ordinance No. 439, and a full investiGation and consideration of
the facts having be€lD made by the Planning Commission of said City,
pertinent to such petition, and recommendation having been made by said
Planning Commission that said petition be denied, and full investigation
and consideration of the facts having been made by the Council concerninG
such petition, this Council deems there are exceptional or extraordinary
circumstances or conditions applicable to the property involved that do
not apply generally to the property or class of uses in the same zone
or district in ~hich said property is located, to-wit, R-l, and that
said property should be excepted from the prOVisions of Zone R-l of
Ordinance No. 439 of said City, but only so far as hereinafter set forth,
and the PlanninG Comoission of said City having also recommended that said
property should be excepted from the provisions of Zone R-l as hereinafter
set forth, and the requirements of said Ordinance No. 439 pertaining to
notice to adjacent pr.operty o\mers as to notice of change in zoning, having
been complied with;
This Council, therefore, excepts from the prOVisions of Zone
R-l of Ordinance No. 439 of the City of Arcadia, the property hereinafter
described, but only s~ far as such exception is necessary to permit the
following described property, to-wit:
That po:~tion of Lot 6 of Tract No. 949, in the City
of Arcadia, County of Los An:;eles, State of California,
as sho~n on map recorded in Book 17, paGe 13 of Maps,
in the office of the Recorder of said County, and a

portion of Huntin3ton Drive vacated by Ordinance
No. 233 of said Ci~ of Arcadia, and recorded in
Book 9568, page 282 of Official Records of said County,
described as a rmole as folIous:
Beginning at the intersection of the ~ortherly line of
Huntin3ton Drive (80 feet in uidth), as the same is
descri;Jed in deed to said City of A.rcadia, and recorded
in Boo~ 9396, 9a~e 145 of Official aecords of said
County, w:i.th the ':!esterly line of said Lot 6; thn:e i:i

HuntinGton Drive, 717.28 feet to the true point of
beginn:..ng; thence II 40 531 10" \i, 250 feet; thence N
850 06' 50" E, 200 feet; thence S 40 531 10" E, 250
feet to the intersection with said Northerly line of
Huntin~;ton Drive; thence S 850 061 50" \l along said northerly
line of Huntin3ton Drive, 200 feet to the true point of be-

to be used and occupied for the follouing purposes; to-uit;
General real estate brokeraGe business; real estate sales;
the promotion, development and rent in;; of land and buildinGs; the business
of insurance, loans, building and loan association; the supervision of
buildin~ activities, construction, contracting office, and all other
activities in connection thereuith; bankinG, professional and business
offices, artists studios and music studios or conservatories.
This exception is granted upon the follouinG conditions:
(a) That no buildin~ pernit be granted for the construction or
erection of any buildin~ upon said property unless the plans and specific~-
tions be first subuitted to the Building Inspector of the City of Arcadia,
and thut said plans and specifications and said building shall in all par-
sanitary
ticulars comply uith the buildin3 Ordinance and BBR~ty regulations of the

City of Arcadia.
(b) Th~t said proporty shall not at any time ,be used for any
purpose or purposes ;1.ot specified in this Ordinance.

are violated, the :?roperty above described shall revert to Zone R-I
as def~ned in Ordinance No. 439, and the rights and privileges herein
granted shall terminate and cease, in the event that any such violation
is not terIi1inated within thirty days, or such further time as the City
Council may decide that the ovmer of said property, in the exercise of
due diligence, requires to correct such violation, aft.er the 0\7001' of
said property has been Given uritten notice by the City Council of such
violation.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance and prior to the expiration of fifteen (15) days from the
passage thereof, stall cause the same to be pUblished once in the Arcadia
Tribune and Arcadia Ne\7s, a nevlspaper of General circulation, published
and circulated in the City of Arcadia, and thirty (30) days from and after
the final passace thereof said Ordinance shall take effect and be in force.
Ihereby certify that the forec;oin~ Ordinance was adopted at
a regular meeting of the City Council of the City of Arcadia, held on the
7th day of
April
, 1942, by the affirmative vote of at least three
Councilman, to-wit:
