THE CITY COUlWIL OF THE CITY OF ARCA1)IA DOES ORDAIN
AS FOLLO:':S:
SECTION 1. A petition signed by Rancho Santa Anita, Incor-
porated, havinG 0een filed in the office of the City Planning Commission,
pursuant to Section 4 of Ordinance No. 170, entitled "An Ordinance
of the City of Arcadia, California, Providing for the Establishment
or Erection in Said City of Seven Zones Consisting of Various
Districts and Prescribing the Classes of Buildings, Structures, Im-
provements and Occupancy in said Several Zones, and the Uses Thereof:
The Percentage of Area that ;,lay be Covered by Improvements and the
Height to ;fuich BuildinGs ~ay be Erected: Defining the Terms Used
Therein, and Prescribin~ the Penalty for the Violation of the Pro-
visions Thereof", asking that exception be made affecting the property
described in said petition and settinG forth the specific reasons
therefor and the circumstances in connection therewith, and
recommendation having been made by the Planning Commission to this
Council, and a full investigation and consideration of the facts
having been made by this Council pertinent to such petition; this
Council determi:'les that the exception requested will not be materially
detrimental to public welfare, or injurious to the property and
improvements wi'thin the zone in which the said property is located,
and will not be inconsistent with the 3eneral purposes of the said
Ordinance No. 170 of the City of Arcadia, and that such exception
is necessary for preservation and enjoyment of substantial property
riGhts of petit~,oner, and that this Council therefore excepts from
the provisions of Zone "All of Ordinance No. 170 of the City of
Arcadia, the property hereinafter det'cribed, but only so far as
such exception is neceszary to permit the following described
property, to-wit:
That portion of Lot 6 of Tract No. 949, in the City of Arcadia,
County of Los An~elos, State of California, as shoTIn on map

reoorded in Book 17 Pa3e 13 of Maps, in the office of the County
Recorder of said County, described as follows:
Beginning at the Southeast corner of that parcel of land con-
veyed to Frank S. Cross, and dezcribed in deed recorded in Book
15638 Page 62 )f Official Records of said County; thence South
2 degrees 58 mlnutes 25 seoonds West alOng the Easterly line of
said Lot 6, as the same ~s estaolished and shown on County Surveyor's
Map No. B-lll, Sheet 4, 200.00 feet; thence North 87 degrees 01 minute
35 secon(ls VIes'!;, 260.00 feet; thence North 2 degrees 58 minutes 25
seconds East, :?arallel with said East line, 200.00 feet to the
Southwest cornllr of the hereinbefore mentioned parcel of land
conveyed to Frank S. Cross; thence alonG the South line of said
parcel, South B7 degrees 01 minute 35 seconds East, 260.00 feet to
the point of beginning;
to be used for the purpose of conducting and maintaining a Riding
Academy, incluC!ine the boarding and trainincr of horses, renting
of horses for r'idin~ purposes, givincr ridin3 instructions, and of
conductinG and maintaining a buildin6 or buildings suitable for use
of said property as herein specified.
This exception is granted upon the followinc conditions:
A. That no buildin~ Dermit be gr8nted for the construction
or erection of any buildin~ upon said property, unless the plans and
specifications be first submitted to the Buildin~ Inspector of the
City of Arcadia, and that said plans and srecificatlons and said
building or buildin~s shall, in all particulars, comply with the
building ordinwlces and sanitary regulations of the City of Arcadia.
B. That said building or build:ngs shall be completed with-
in a period of IltX (6} months from and after the foun'lation of any
buildinG or bu~:din~s has been laid.
C. That said property shall not at any time be used for
any purpose or purpo(Jes not specified in this Ordinance.
D. That in case any of the provizions of this Ordinance
are violated the property above described in this Ordinance shall

revert to Zone ."An of Ordinance No. 170, and the rights and privile::;es
herein Granted shall terninate and cease, in the event that any such
violation is not terminated within thirty days, or such further time as
the City CouncJ,l may decide that the owner of said property, in the
exercise of dUEl dilieence, requires to correct such violation, after

SECTI~~~ The City Clerk shall certify to the adoption
of this Ordinar.,ce and cause the same to be published once in the
j,rcc.clia Tribune, a newspaper of general circulo.t :on, rublished and
circulated in said City of
Arcadia, and thirty (30) days from and
after the final passage hereof the same shall take effect and be in
force.
I hereby certify that the foregoin~ Ordinance was adopted
reGularly adjourned
at a r~Jd.ar meeting of 'be City Council of the City of Arcadia,
held on the 29th day of November, 1938, by the affirmative vote of
at least three councilmen, to-wit:
