AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY _ Pl1' ,ARCADU. CALIFORNIA. MAKING
FINDINGS AND DETERMINATIONS RELATIVE, TO
THE .PROPOSED' RECLASSIFICATION OF, ," ,

THE CITY COUNCIL OF THE CITY OF ARCADIA. CALIFORNIA. DOES
DETERMINE AND ORDAIN AS FOLLOWS:
SECTION 1. After hearings d~ly instituted and held.
after notice required by' law. by and betore the City Planning Com-

mission and the City Council. this Council determines' that Duarte
Road is a heavilY traveled east-west traffic arterial and tor some
time has been designated;as a major traffic arterial in the Los
Angeles County master plan 01' highways; that Duarte~ Road is

already zoned for commercial purposes for considerable distance
east and west 01' Baldwin 'Avenue. and from Santa Anita Avenue to
First Avenue. That Duarte Road properties to the east in the City
.
of Monrovia have been zoned tor commercial purposes. That the
orderly development of the City of Arcadia and the proper util1za-
tion ot property require the reclassification of the property
hereinafter described for commercial purposes. That such reclassi-
fication. however. will gradually and ultimately increase the
vehicular traffic in the .area particularly on Duarte Road and will
increase the ~Umber of commercial vehicles necessary to serve such
commercial area. That the properties should not be reclassif1ed
for commerc1al purPoses uht11 property 'for the widening of Duarte
.
Road and Second Avenue shall have been obtained. and provision made
for adequate alley access to the rear ot such commercial properties.
That the timely and proper development of the area requires that
individual properties be reclassified when individual properties
have made provision for such street widening and alley access.

sive and Lot 21, and, the south halt of the vacated
alley adjoining on the,north, and Lots 19 and 20,
Block 62, Santa Anita Tract, as per map recorded
in Book 16, page 58, of Miscellaneous Records of
Los Angeles County i
Lots 1 and 2, Block 61t, and Lots 3 to 6,inclu-
sive, and the south half of the vacated alley
adjoining on the north, Block 611, Santa Anita
Tract, as per map recorded in Book 16, 'page 58,
Miscellaneous Records of Los Angeles County i
The westerly 107.23 feet of the easterly 214.46
feet of Lot 14, 'except the southerly 252 feet
thereofi.all of'Lot 33, except the easterly 50
feet thereof and. except the southerly 80 feet
thereof, Tract No. 8081. as per map recorded in
Book 16, pages 82 and t)3, of Map Records of Los
Angeles County i
shall be and the same are hereby reclassified from their respective
zone classifications to Zone C-1 and from and after the effective
date of this Ordinance said properties shall be rezoned and estab-
lished as districts in Zone C-l under the provisions of Ordinance
No. 760, of said City, adopted May 3, 1949, as amendedi and said
Ordinance No. 760, as amended, and the map therein contained, are
hereby amended to reclassi1"y'and to designate the above described

properties as districts ~n Zone C-l under the provisions of said
Ordinance No. 760 as amended.
SECTION 3. That the following described properties, in

should be reclassitied to ZoneC-l when and it adequate provision

made for alley access to the rear ot said properties, and each of
said properties which shall within two years atter the effective
date of this ordinance have made provision for dedication for
street purposes tor the widening of Duarte Road to torty-two (42)

street and alley purposes a strip of land twenty (20) feet wide
extending the width of the respective parcels and located at the
rear of the respective properties to be reclassified. unless the
City Engineer and City Planning Commission shall approve an alter-
nate location for such easement. be reolassified and established as
districts in Zone C-l un~er the provisions of Ordinance No. 760 of
said City as amended. without the necessity of further proceedings
therefor.
SECTION 4. That the pUblic convenienoe and necessity
require reclassification to Zone R-2 of the property hereinafter
described. That the following described property in the City of

The North 100 feet of the south 326 feet of
Lot 15. the South 80 feet of Lot 33. and the
, East 50 feet of Lot 33. Tract No. 808. as per

be and the same is hereby reclassified and placed in Zone R-2 and
from and atter the effective date of this Ordinance said proper-

SECTION 5. That in view of the reclassification and the
intended reclassification to Zone C-1 of the properties described
in Sections 2 and 3 here~nabove, the fo11owing'properties should
be reclassified to Zone R-2 when and if access thereto is provided
by public streets from' the south (as distinguished from access
thereto from Duarte Road), and each of said properties, such street

access to which shall have been provided within two years after the
effective date of this o~nance, shall be reclassified and estab-
lished as districts in Zone R-2 under the provisions of Ordinance
No. 760 of said city, without the necessity of further proceedings
therefor:
The North 106 feet of the south 252 feet of
Lots 13 and 14; Tract No. 808, as per map
recorded in Book. 16, pages 82 and 83, of Map
Records of Los .Angeles County.
SECTION 6. The City Clerk shall certify to the adoption'
of this Ord1n8Dce and prior to the expiration of fifteen (15) days

from the' passage thereof I shall cause the same' to be published, once
in the Arcadia Bulletin, a newspaper of general circulation
published and circulated in the City of Arcadia, and thirty (30)
days from and after the final passage thereof said Ordinance shall
