PROPOSED RECLASSIFICATION OF, " CERTAIN:RtAL P~9P~RTY_IN:SAID'CITY;.AND RECLASSIFYING,SJ).ID ,REAL PROPERTY, FOR ZONING PURPOSES. . ' THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES , , , DETERMINE AND ORDAIN AS FOLLOWS: SECTION 1. After hearings duly instituted and held, after notice required by law. by and before the City Planning Com- mission and the City Council, this Council determines that Hunting- ton Drive is a heavily traveled east-west traffic arterial; that property fronting on Huntington Drive and abutting subJect property on the north has been zoned for commercial uses for some time in the past; that said R-3 property in back of commercial property, and particularly between commercial property and a railroad track, is not desirable for residential uses and is not accessible except through the commercial frontage. That the orderly development of the City of Arcadia and the proper utilization of property require the re- classification of the property hereinafter described for commercial purposes. That the development or use of the subJect property, how- ever, requires that timely proviSion be made by the respective prop- erties for the ultimate access thereto by means of an alleyway across the rear portions thereof. That the respective properties should not be reclassified for commercial purposes until provision for , , , . '. such alley has been made; that each individual,property should be reclassified when and only when an easement twenty (20) feet in width shall have been dedicated tor stree't or alley purposes across the southerly twenty (20) feet of such property; that as to the most easterly lot of subject property, an adequate turn around should be prOVided thereon or access through to the next public street to the east thereof; and that as to each lot, adequate provision for sur- face drainage be made. -1- 11111."1;,0 943 SECTION 2. That adequate provision for drainage having been made therefor, and the southerly twenty (20) feet thereof hav- ing been dedicated for street and alley purposes, the following described property in the City of Arcadia, County of Los Angeles, to wit: . ~:J-or;; Lot 3, Tract No. ,525t). except the north 150 feet and except the southwesterly 25 feet thereof, as shown on map recorded in Book 54, page 61, of Maps, Records of said,Cou~ty, shall be and the same is hereby reclassified from Zone R-3 to Zone C-2 and that from and after ,the' effective date of this Ordinance, , said property shall be rezoned and established as a district in Zone C-2 under the provisions of Ordinance No. 760 of said City, adopted May 3, 1949, as ~ended; and said Ordinance No. 760, as amended~ and the map therein contained, are hereby amended to re- classify and to designate the above described property as a district in Zone C-2 under the provisions of said Ordinance No. 760 as amended. SECTION 3. That the fOllowing described properties in the City of Arcadia, County of Los Angeles, to wit: Lots 2, 4 and 5, Tract No. 5205, except the north 150 feet and except the southwesterly 25 feet thereof, as shown on map recorded in Book 54, page 61, of Maps, Records of said County, should be reclassified to Zone C-2 when and if adequate provision is made for alley access to the rear of said properties, and each of said properties, which shall have made prOVision by dedication for street and alley purposes a strip of land twenty (20) feet wide ex- tending the width of the respective parcels and located at the rear "., of the parcels, and by complying with all other provisions set out in Section 1 of this Ordinance, shall be reclassified and established as districts in Zone C-2 under the provisions of Ordinance No. 760 of said City as amended, without the necessity of further proceedings therefor. -2- 943 ~. , ' , . The City Clerk shall certify to the adoption of this Ordinance and prior to the expiration of fifteen (15) days from the passage thereof, shall cause the same to be published once in the Arcadia Bulletin, a newspaper of general circulation published and circulated in the City of Arcadia, and thirty (30) days from and after the final passage thereof said Ordinance shall take effect and be in force.
