MC 12 -02 1734 N. Santa Anita Ave. Yan Liu (Property Owner) 2. MODIFICATION APPLICATION NO. MC 12 -04 AND SINGLE - FAMILY ARCHITECTURAL DESIGN REVIEW NO. SF ADR 12 -11 1521 Azure Way Matt Jeng on behalf of the property owner, Shuo Wang Baerg, Kruckeberg, and Lazzaretto The applicant is requesting the following modifications to the existing 1,731 square -foot, one -story residence: A. A 5' -8" northerly side yard setback in lieu of the 7' -6" minimum required for a 561 square -foot master suite and kitchen addition to align with the existing house (AMC Sec. 9252.2.3); and B. A 6' -5 3/4" southerly side yard setback in lieu of the 7'- 6" minimum required for a 231 square -foot bedroom addition to align with the existing house (AMC Sec. 9252.2.3). The Highlands Homeowners' Association's Architectural Design Review Board has reviewed and approved the architectural design of the proposed additions and remodel. The applicant is requesting the following modifications and review of the architectural design for the proposed improvements to the existing 1,800 square -foot, one - story residence that is located on an irregularly shaped lot: A. An 18' -9" street -side yard setback in lieu of 25' -0" required on a reverse corner lot to convert the existing 217 square -foot, breezeway into livable space that is located between the house and the detached two -car garage and to legalize a 481 square -foot, non - permitted covered patio that is attached to the garage (AMC Sec. 9252.2.3.2); B. A 21' -5" street -side yard setback in lieu of 25' -0" required on a reverse corner lot for the new 60 square -foot, front covered porch (AMC Sec. 9252.2.3.2); and C. An 11' -7" rear yard setback in lieu of 25' -0" required for a new 363 square -foot, one -story addition at the rear of the house (AMC Sec. 9252.2.4). There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on May 1, 2012. Any writings or documents provided to the Modification Committee members regarding any item on this agenda is available for review at the Planning Services office located at Arcadia City Hall, 240 W. Huntington Dr., Arcadia, CA 91007 — (626) 574 -5423. 3. HEALTHY OAK TREE REMOVAL PERMIT NO. TRH 12 -02 2222 Highland Oaks Drive Mr. Hung Tran The applicant is requesting a permit to remove a healthy Coast Live Oak tree that is located in the northerly side yard area, and two healthy Coast Live Oak trees that are located in the southerly side yard area to accommodate a new 4,740 square -foot, two -story residence and driveway. The proposed project is currently under construction since encroachment into the driplines of the affected oak trees was approved under Oak Tree Encroachment Permit No. THE 11 -13. There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on May 1, 2012. Any writings or documents provided to a majority of the Modification Committee members regarding any item on this agenda will be made available for public inspection in the Planning Services office at Arcadia City Hall, 240 W.
