ORDINANCE 1857
AN ORDINANCE OF THE CITY OF ARCADIA REZONING THE
PROPERTY LOCATED AT 260 WEST HUNTINGTON DRIVE FROM
R-1 (SINGLE-FAMILY RESIDENTIAL) TO S-2 (PUBLIC PURPOSE)
THE CITY COUNCIL OF THE CITY OF ARCADIA DOES HEREBY ORDAIN AS
FOLLOWS:
SECTION 1. That the property located at 260 West Huntington Drive
in the City of Arcadia hereinafter described and presently classified R-1,
Single-Family Residential, is hereby reclassified into S-2 Public Purpose and
from and after the effective date of this ordinance, said real property shall
be so zoned and subject to the restrictions imposed by the provisions of the
zoning regulations of said City, and the map contained in Section 9233.10 of
the Arcadia Municipal Code is hereby amended to reclassify and designate
the described property as a district in Zone S-2. Said property is described
as follows:
That portion of Lot 5 of Tract No. 949 in the City of Arcadia, County of
Los Angeles, State of California as per map recorded in Book 17, Page
13 of Maps, in the office of the County Recorder of said County
described as follows:
Beginning at a point in the Southeasterly line of said Lot 5 distant
thereon South 38 degrees 33' 00" West 1773.93 feet from the most
Easterly corner of said lot; thence along the southeasterly line of said
lot, South 38 degrees 33' 00" West 40.00 feet to the most Easterly
corner of the land conveyed to Los Angeles Turf Club by Parcel 2 of
the deed recorded in Book 12619, Page 275 of Official Records; thence
along the boundary line of the land last described, the following
courses and distances, North 51 degrees 27' 00" West 30 feet; South
38 degrees 33' 00" West 150 feet and North 51 degrees, 27' 00" West
481.12 feet to the Southeasterly line of Huntington Drive as described
in the deed to the City of Arcadia, recorded in Book 9396, Page 145 of

SECTION 2. The City Council finds and determines that
zone change is consistent with the general plan designation he requested

A•RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA DECLARING ITS INTENTION
TO CONVEY CERTAIN REAL PROPERTY OWNED BY SAID CITY TO THE STATE OF CALIFORNIA.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES HEREBY RESOLVE,
DETERMINE AND ORDER AS FOLLOWS:
4 BECTIOI1.1. IIRRIAS, the City of Arcadia is the miser of a parcel of =improved
laid of approximately thirteen acres on Huntington Drive is said city►, and

Innums, the City Council finds that it is for the best"interests of
the City of Arcadia and for the public benefit that such a site be so provided by

to the State of California for the use and occupancy of the California National
Guard as an Armory site, that certain parcel of land owned by s4td city, in the
City of Arcadia, County of Los Angeles, State of California, and more particularly
known and desoribed as:
That portion of Lot 5 of Tract No. 949, in the City of Arcadia, County of
Los Angeles, State of California, as per map recorded in Book 17, Page 13
of Maps, in the office of the County Recorder of slid County, described
as follows:

THIS AGRFEVENT made and entered into this 5th day of
May, 1947, by and between RANCHO SANTA ANITA, INC. , a corporation
organized and existing under and by virtue of the laws of the
State of California, and having its principal place of business
therein at the City of Arcadia, hereinafter called the First
Party, and the CITY OF ARCADIA, a municipal corporation, here-
inafter called the Second Party, WITNESSETH:
WHEREAS, the First Party has agreed to sell to the
Second Party, which has agreed to purchase from the First Party,
all that certain real property situated in the City of Arcadia,
County of Los Angeles , State of California, as shown on map re-
corded in Book 17, Page 13 of Maps , Records of said County, des-
cribed as follows :
Beginning at a point in the Southeasterly line of said Lot 5,
} distant South 38° 33' West 837.98 feet thereon from the most

NOW, THEREFORE, in consideration of the premises IT IS
UNDERSTOOD AND AGREED by and between the parties hereto that the

and all other persons accuiring any interest in said real property,
either by operation of law or in any manner whatsoever, namely;
that the aforesaid real property will be used by the Second Party
as a site for a municipal civic center, for an armorv. for a
municipal auditoriums for municipal parks or gardens or for other
municipal or public purposes , and in the event it is not used for
any of these purposes within a period of ten years from the date
hereof the First Party, its successors and assigns , shall have
the option to purchase the said real property from the Second
Party for the sum of Thirty-nine thousand Three hundred twenty-
four dollars ($39324.00) provided the First Party exercise such
option by giving ninety days ' notice in writing prior to the
expiration of the aforesaid period of ten years of its intention
so to do to the Second Party and at the expiration of the ninety
day period by tender of said amount to the Second Party. The
aforesaid ninety-day notice which the First Party shall give to
the Second Party prior to the exercise of the option shall be
delivered by registered rail addressed to the Second Party at
the City Hall , Arcadia, California.

FOR !IUNICIPAL PUILDINGS, FOR THI EXECUTION OF NECESSARY AGREE-
VENT IN CONNECTION THEREV'ITH, ACCEPTING GRANT DEED COVERING
CER1AIN REAL PROPERTY AND FOR THE TRANSFER OF FUNDS FROM THE
WATER DE PARTVENT DEPRECIATION AND RHTERVE YUN1) TO THE GENERAL
FUND OF SAID CITY TO PROVIDE FUNDS FOR SUCH PURCHASE.
THE CITY COUNCIL OF THE CITY OF ARCPJ)IA DOES RESOLVE AS
FOLLOV"S:
SECTION 10 WHEREAS, in the opinion of this Council, due to
the rapid growth and devrloprent of the City of Arcadia, there
exists an urgent need for an adequate site for the location and
construction of a civic center, within which to house the several
departcents of municipal government and operations, and
Cs TFELAS, The City Council, upon proper investigation
and study of the problems involved , has concluded that an available
site of approximately thirteen acres situated on Huntington Drive,
irrmediately south of the intersection of Colorado Place, in said
City, meets the requirements of, and is appropriate to, the City
of Arcadia for such purpose, and
WHEREAS, a committee of representative citizens
and tax payers from the various sections of the City has recom-
mended the selection of the aforesaid site and its purchase by the
City for this purpose, and

WHEREAS, the purchase of the site herein mentioned
and described will enable the City Council to arrange for the sale
of other real property, now belonging to the City, the use of which
for municipal purposes will no longer be required, and

is the sum of One Hundred Fifty Nine Thousand Three Hundred

BE IT FURTHER RESOLVED that said sum of Thirty
Nine Thousand Three Hundred Twenty Pour Dollars ($39,324.00) be
returned to said pater Department Depreciation and Reserve Fund
by transferring thereto an equal amount from the Admissions Tax
Fund , which latter fund now amounts to the sum of Eighty One
Thousand Six Hundred Tv enty Seven and 25/100 (S8l,(27.25) , as
soon as the proceeds of such Adrission Tax Fund become available
to the City of Arca''ie.

to one-eighth of the amount so transferred as aforesaid for a
period of eight consecutive yeafs.

mentioned real property consisting of approximately thirteen acres in
the City of Arcadia, County of Los Angeles, and being a portion of
a part of this Resolution).
BE IT FURTHER RESOLVED that upon the furnishing to
the City of Arcadia of appropriate evidence of the ability of the
vendor to grant to the City a clear and marketable title to said
real property, through escrow or otherwise, the Mayor and City
Clerk of the City of Arcadia bey and they are hereby, authorized
and directed to execute in the name of and on behalf of the
said City that certain Agreement dated May 6, 1947, between
Rancho Santa Anita, Inc. , a corporation, as vendor of the afore-
mentioned real property, and the City of Arcadia, a municipal
Corporation, as purchaser thereof, relating to the use of said
property for municipal or public purposes, and that the City of
Arcadia accept from Rancho Santa Anita, Inc. , a corporation,
Grant Deed dated lay 6, 1947, conveying to the City of Arcadia
the aforesaid reel property situated in the City of Arcadia and
described more particularly in said Grant Deed.
SECTION 2. The City Clerk shall certify to the adoption
of this Resolution.
I HER= CT'RTIFY that the foregoing Resolution was adopted
at a regular seeting of the City Council of the City of Arcadia,
held on the tth day of Vay, 1947, by the affirmative vote of at
least three Councilmen, to wit:
