HomeMy WebLinkAbout4205 RESOLUTION NO. 4205 A R8S0LUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA APPROVING TRACT MAP NO. 29869 (120 WEST SIERRA MADRE BOULEVARD). WHEREAS, on February 23, 1971, J. B. Weber Development Co., Inc., filed an application to obtain approval for a tentative sub- division map for Tract No. 29869; and WHEREAS, public hearings were held before the Planning Commission and the City Council, at which times all interested persons were given full opportunity to be heard; and WHEREAS, on April 26, 1971, an amended tentative map was filed by the developer with the Planning Department; and WHEREAS, said tentative map meets the approval of the City Council SUbject to certain conditions hereafter set forth. NOW, ~rHEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF ARCADIA that the tentative subdivision map for Tract No. 29869 is hereby approved on the following conditions: 1. That the subdivision be developed with single-story dwellings, except that a two-story dwelling may be constructed on Lot 14. 2. The property be developed so as to preserve the maxi- mum number of the existing native oak trees. The City Engineer shall have the discretion to approve minor variations in the street plan where it is practicable to do so for the: preservation of trees. 3. Dwellings and structures on Lots 1 through 10 shall be placed on the lots in a manner so as to provide maximum setbacks of the dwellings and structures from the rear property line. 4. Prior to recordation of the final map, a plan showing the size, shape and location of the houses on these newly created -1- 4205 lots shall be submitted for approval by the Planning Department. 5. Install all standard street improvements in the new subdivision, including five-foot concrete sidewalks. Curb and gutter, sidewalk and a storm drain catch basin on Sierra Madre Boulevard will also be required. Drainage facilities shall be designed to conform to Los Angeles County Flood Control District requirements or to standards that will conform to the National Flood Insurance Program. All improvements, grades and drainage shall be to the satisfaction of the Director of Public Works. 6. Dedicate five feet for Sierra Madre Boulevard and a 60-foot wide street or 50-foot width right-of-way plus a five-foot planting and sidewalk easement on each side of public right-of-way and 10-foot wide easements for sewer and storm drain purposes. 7. Provide all easements required for rear line utilities and install all utilities underground. 8. Remove all trees and structures within the proposed street right-of-way and all buildings or other non-conforming items within the tract boundaries. 9. Make arrangements for installation of six street lights with underground conduits. 10. Fees and deposits: Street trees . . $ 255.00 Final approval ,fee 350.00 Map fee . . . . . 10.00 $ 615.00 11. Install water main and appurtenances as per Water Department specifications; sizes, kinds and locations to be deter- mined by Water Department. -2- 4205 12. Install fire hydrants as per Water Department specifi- cations at locations determined by Fire Department. 13. Two copies of tract map to be furnished Water Depart- ment for 10cat:Lons of proposed water facilities; one marked copy to be returned to subdivider for his use. 14. Copy of sewer, drainage and street improvement plans to be furnished Water Department. 15. Water plans to be drawn to Water Department standards, to be approved by Water Manager. Six sets of approved plan prints and original water plan to be returned to Water Department. 16. Construction of water facilities to be done at sub- divider's expense by licensed water pipeline contractor engaged by subdivider to Water Department specifications after construction of curb and gutter but prior to construction of pavement and cross gutter. Inspection will be furnished free of charge by Water Department. 17. Water service laterals, water meters and pipe under sidewalk area to be installed at subdivider's expense by Water Department forces prior to pavement and sidewalk installation. Number of water laterals and water meters ,to be determined by Water Depart- ment. This is the requirement where the sidewalk will be adjacent to curb. In the event that there will be a planted parkway between the curb and the sidewalk, water laterals only will be required. 18. v~ter meter boxes are installed by Water Department forces to top of curb grade. Maintenance of meter box grade will be the responsibility of subdivider until tract is accepted by City. 19.
