HomeMy WebLinkAbout4441 RESOLUTION NO. 4441 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA DETERMINING AND ESTABLISH- ING REGULATIONS APPLICABLE TO CERTAIN REAL PROPERTY AT 1130-1150 COLORADO STREET (EATON PROPERTY) UPON ITS RECLASSIFICATION . INTO A "0" ARCHITECTURAL DESIGN ZONE. THE CITY COUNCIL OF THE CITY OF ARCADIA DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That the City Council is concurrently with the adoption of this resolution reclassifying into Zone R-l (10,000) P, Automobile Parking and D, Architectural Design, and Zone R-l (10,000) D, Architectural Design, property in a certain area of the City of Arcadia at 1130-1150 Colorado Street known as Parcels Band C and more particularly described in Exhibit "A" and Exhibit "B", attached to Ordinance No. 1510 and incorporated herein by this reference. Said reclassification is being enacted by Ordinance No. 1510. SECTION 2. In order that buildings, structures and landscaping on property within said area will be harmonious with each other and to promote the full and proper utilization of said property, the following provisions, restrictions and conditions are hereby imposed upon all property in said area pursuant to the zoning regulations of the Arcadia Municipal Code: (1) Floor Area. No one-family dwelling shall be erected or permitted which contains less than 1,400 square feet of ground floor area if one story in height, and not less than 1,000 square feet of ground floor area if one and one-half or two stories in -1- 4441 height. The space contained within an open porch, open entry, balcony, garage, whether or not it is an integral part of the dwelling, patio, basement, or cellar shall not be considered in com- puting the square footage contained in any such building. The minimum required floor area shall be deemed to include t?e area measured from the outer faces of exterior walls. (2) Front Yard. There shall be a minimum front yard of thirty feet for lots fronting on Altura Road. (3) Side Yard. There shall be a side yard of not less than five feet for interior lot lines and fifteen feet for the street side of corner lots. (4) Walls, Fences, Hedges. All walls, fences and hedges shall be maintained in good condition and shall not exceed three feet in height in the front yard nor six feet elsewhere. (5) Exterior Building Materials. Materials used on the exterior of any structure, wall or fence or the materials of any structure, wall or fence which remain exposed shall be compatible with materials of other structures on the same lot and with other structures in the neighborhood. (6) External Building Appearance. The appearance of any structure, wall or fence shall be compatible with existing structures, walls or fences in the neighborhood. (7) Parking. On the R-l (10,000) P portion, parking shall be limited to ground level only. SECTION 3. The City Council finds and determines that the public health, safety and general welfare require the adoption -2- 4441 of this resolution. SECTION 4. The City Clerk shall certify to the adoption of this resolution.
