MC 12 -05 and ADMINISTRATIVE SINGLE - FAMILY ARCHITECTURAL DESIGN REVIEW NO. ADMIN. SF ADR 12-40 1709 Watson Dr. Michael Cheng (Designer) 2. MODIFICATION APPLICATION NO. MC 12 -06 AND SINGLE - FAMILY ARCHITECTURAL DESIGN REVIEW NO. SF ADR 12 -06 450 W. Norman Ave. Ching -Joy and Ming -Chu Kuo (Property Owners) 3. MODIFICATION APPLICATION NO. MC 12 -07 1834 Wilson Ave. Lap Nguyen (Designer) Baerg, Kruckeberg, and Lazzaretto The applicant is requesting the following modifications and architectural design review for a proposed 208 square -foot, one -story addition to an existing 1,544 square -foot, one -story, single - family residence: A. A 4' -6" northerly side yard setback in lieu of the 7' -5" minimum required for the proposed addition to align with the existing house (AMC Sec. 9252.2.3); and B. A 20' -0" rear yard setback in lieu of the 25' -0" minimum required (AMC Sec. 9252.2.4). The applicants are requesting the following modifications and improvements on the subject lot: A. To maintain a 2'-6" to 3' -0" westerly side yard setback in lieu of 13' -2" required to legalize the conversion of the existing detached two -car garage into a pool room (AMC Sec. 9252.2.3); B. An 8' -0" building separation in lieu of a minimum 10'- 0" required between the new 1,026 square-foot, two - story addition at the rear of the residence and the existing detached, two -car garage (AMC Sec. 9292.1.4); and C. Architectural Design Review for the proposed addition. The applicant is requesting a permit for a 6' -2" northerly side yard setback in lieu of the 10' -0" minimum required for a new 2,123 square -foot, one -story addition (that is approximately 54' -0" in length) to an existing 1,970 square -foot, one -story, single - family residence (AMC Sec. 9252.2.3). The Highlands Homeowners' Association's Architectural Design Review Board has reviewed and approved the architectural design of the proposed addition. There is a five (5) working day appeal period. Appeals are to be filed by 5:30 p.m. on May 30, 2012.
