A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ARCADIA MAKING FINDINGS OF FACT AND GRANT-
ING CONDITIONAL USE PERMIT 77-33 TO RIO HONDO
PREPARATORY SCHOOL AND BOYS' CHRISTIAN LEAGUE
TO EXPAND AN EXISTING SCHOOL AT 5150 NORTH
FARNA AVENUE
WHEREAS, on November 21, 1977, an application was filed
by Rio Hondo Preparatory School and Boys' Christian League to
expand an existing school with the construction of a temporary
tent structur'3 to be used as a gymnasium and auditorium, Plann-
ing Department Case No. C.U.P. 77-33, on the property commonly
known as 5150 North Farna Avenue, hereinafter referred to as
"Property", more particularly described as follows:
Portion of lot 17, Rancho San Francisquito
Tract, in the City of Arcadia, County of
Los Angeles, as recorded in Book 42, pages
93 and 94, of M. R. in the office of the Re-
corder of said County.
WHEREAS, public hearings were held before the Planning
Commission on April 11 and June l3, 1978, at which time all in-
terested persons were given full opportunity to be heard and to
present evidence and the application was approved;
WHEREAS, the City Council dUly noticed a public hearing on
said application for August 15, 1978 at which time all persons
owning property within a 300 ft. radius of said Property were
mailed notices in accordance with the requirements of Arcadia
Municipal Code Section 9275.2.4 and at which hearing all inter-
ested persons present were given full opportunity to be heard
and to present evidence;
NOW, THEREFORE, the City Council of the City of Arcadia
does hereby resolve and determine as follows:

SECTION 1. That we hereby make the following findings
of fact:
A. That the factual data submitted by the Planning Depart-
ment in its June 13, 1978 report and attachments thereto are
hereby found to be true and correct and are by this reference
incorporated herein as though fully set forth.
B. That the use proposed under Conditional Use'Permit
77-33 will not have significant effect on the environment.
C. The granting of a Conditional Use Permit as hereip-
provided will not be detrimental to the public health or welfare
or injurious to the property or improvements in such zone or
vicinity.
D. The use applied for at the location indicated is properly
one for which a Conditional Use Permit is authorized.
E. The site for the proposed use is adequate in size and
shape to accommodate said use, including all yards, parking,
loading, landscaping and other features required to adjust said
use with the land and uses in the neighborhood.
F. The site abuts streets and highways adequate in width
and pavement type to carry the kind of traffic generated by the
proposed use.
G. The granting of such Conditional Use Permit will not
adversely affect the General Plan.
SECTION 2. That based on the foregoing findings of fact,
this Council grants a Conditional Use Permit for the expansion
of an existing school for Property upon the following conditions:
A. The Property shall be improved and maintained in
accordance with the plans on file in the subject Case No. C.U.P.
77-33 and applicable regulations of the Arcadia Municipal Code.
B. That the permit shall expire on September 5, 1980.
C. That complete working drawings and calculations be
submitted to the Building Division for approval.
D. That all wiring meet the requirements of the National
Electric Code.

E. That the structure meet the requirements set forth in
Article 30 o:r the Uniform Fire Code, and Title 19 of the
California Administrative Code.
F. That permission for parking on the Southern California
Water Company property be obtained and that this Conditional Use
Permit shall be deemed null and void should permission for the
additional parking be terminated without provisions being made
for an equivalent amount of off-street parking equally as con-
venient being approved by the Planning Commission.
G. That final site plans and building plans for the pro-
posed "tent-structure" be subject to the review and approval of
the Planning Department.
SECTION 3. The City Clerk shall certify to the adoption of
this resolution.

at a regular meeting of the City Council of the City of Arcadia
held on the 5th day of September, 1978, by the affirmative vote
of at least three Council Members, to wit:
