A RESOLUTION OF rnE CITY COUNCIL OF rnE CITY OF
ARCADIA, CALIFORNIA, DELETING RESTRICTION 15 AND
AMENDING RESTRICTIONS 16 AND 21 OF CITY COUNCIL
RESOLUTION NO. 3731 FOR rnE PROPERTY AT 1220-1300

WHEREAS, on June 12, 1989, Albert Hsu and Alexander Chen property owners of
the existing commercial shopping center at 1220-1300 South Golden West Avenue,
submitted a letter requesting that the Planning Commission consider deleting
restrictions 14, 15, 16 and 21 of City Council Resolution No. 3731 ,
WHEREAS, the Planning Commission on June 27,1989 considered the request;
and
WHEREAS, the Planning Commission voted 5-0 recommending to the City
Council that restrictions 14 and 15 be deleted and restrictions 16 and 21 be amended as
recommended by the staff report submitted by the Planning Department; and
WHEREAS, on July 5,1989 the City Council considered the request and continued
consideration to its July 18, 1989 meeting for additional information; and
WHEREAS, on July 18, 1989 the City Council considered the request; and
WHEREAS, as part of the record the City Council reviewed and considered:
a. All staff reports and related attachments and exhibits submitted by the
Planning Department to the Planning Commission and City Council.
b. The record of the Planning Commission hearing.
c. Written communications submitted by the Appellant.
d. All oral presentations and testimony made during the meeting on July 18,
1989.
WHEREAS, after deliberation the City Council voted 5-0 to delete restriction 15
and amend restrictions 16 and 21 of City Council Resolution No. 3731 for the property at
1220-1300 South Golden West Avenue.

NOW, rnEREFORE, rnE CITY COUNCIL OF rnE CITY OF ARCADIA,
CALIFORNIA, DOES HEREBY RESOLVE AS FOLLOWS:
SECTION 1. This Council finds that amending City Council Resolution No. 3731
would not be detrimental to adjacent properties or improvements and that the
amended Resolution No. 3731 with the existing Zoning Ordinance will protect
properties in the vicinity, integrate the subject property with the uses in the area,
promote the full and proper utilization of the subject property and insure that all
buildings, structures, signs and landscaping in the area will be harmonious and not of
obnoxious, undesirable or unsightly appearance.
SECTION 2. That for the foregoing reasons this Council deletes restriction 15 and
amends restrictions 16 and 21 of City Council Resolution No. 3731 as follows:
16. The combined total area of all wall signs on the south elevation of the
building (facing Naomi Avenue) shall not exceed one-half (1/2) square foot per lineal
foot of building (approximately SO.5 square feet).
21. No internally illuminated signs shall be mounted on the south elevation of
the building (facing Naomi Avenue). Also, direct external illumination shall not be
permitted.

SECTION 3. The City Clerk shall certify to the adoption of this Resolution.
