VHBREAS, the City Council of the City of Arcadla did on
February 19. 1952. pass. approve and adopt Resolution No.2217 en-
titled: nA Reaolutlon of the Cit7 Council of the Cit7 ot Arcadia,
California, Declaring its Intention to Institute Proceedings for
the reclas&1fioa tlon of Certa1D Real Property in said City. n. by
vbicb lIald Councll dld on lts own IIIOtlon instltute proceedings for
the consideration of the posllible reclassification of the real
property on tbe Nortber17 and Southerly aldes of Fairvlev Avenue be-
tween Baldvin Avenue and La Cadena Avenue, all in the City ot Arcadla,

by lav, public bearings on the matter were l1eld by and before the
City Planning Colllll1s81on of tbe Clty of Aroadla on Maroh 25, 1952
and APril 8. 1952, at wbicb t1lllts all interested persons vere given
full opportunlty to be beard and present evidence thereat; after
whicb said C1ty Planting Commission passed. approved. adopted and
forwarded to the Clty Councll ot sald City lts certain ResQlutlon

the City of Arcadia. California. Making Certain Findings and Recom-

of Lot 29 of Tract 80.3430 per II&p recorded 10 Book 42, Page 32 of
Maps in the office ot the County Recorder of Los Angeles Count,.,

Tvent7-two Feet (22') from the rear lot line thereof, Yill not pre-
clude the providing of vehicular access at a point on or near the
Southerly lines of the lots facing Fairview Avenue on tbe South dde;
tbat the size and shape of lots common17 known as 1033 and 1103
La Cadena, and location of existing 1IIIprovements thereon, preclUde
the teasibllity of providing access along the Souther17 dde of tbe
lots tacing Fairvlew Avenue on the South b7 using an equal amount

facing and abutting Fairriev Avenue on the North' 8ide; that be-
cause of such depth such lots cannot be utilized to the same re-
lative advantage as the lots faoing Fairviev Avenue on the Borth
8ide or other R-l lote in the eame vioinitJJ that such circumstance
is exceptional and doe8 not apply generally to all properties in
the 8ame vioinity and zone.
8BCTIOB 5. That the granting of a variaDce as here1natter
proVided vould not adver8ely affect the eompreben8ive general plan

not preolude the providing of vehicular aocess at or near the rear
of the lots facing Fairviev Avenue on the South side.
SEC'l'IOB 6. That the granting of a variance as hereinafter
provided is reasonablyneces8a~ for the preservation and enJoJ-
ment of sub8tantial property rights of the owner.
SECTION 7. That the granting of a variance '.s hereinafter
provided, will not adversely affect the comprehen8ive g~ral plan
of the property or improvement8 in the 1mDediate Vicinity becau8e
of tbeir nat\U'e, looation and oondition.
SRCTIOB 8. '!'bat for tbe foregoing rea8on8 a variance be
and is hereby granted to permit the OOJlstruotion of one additional
e1ngle family dwelling on the Easterly 50 ft. of Lot 30 and the
Westerly 45.19 ft. of Lot 29 of aforesaid Tract 80.3430, providi-ng
that the same 'be located no closer than 22 feet from the rear line
tbereof.
SECTION 9. That &D7 findings herein contained contrary to
or inc0Jl8i8tent with those heretofore made by this Council 1n its
Resolution 50.2208 are based upon additional or different evidence
than ponened by tbis Council at the time of adoption of
