il. R3S0LU'l'ION OF THE CITY COmlCIL OF 'rIlL CITY
OF ARCADIA, C"LIFOR;lL~, APPROVING, 1,DOPTING AND
ACCEPTING THE FINDINGS AilD RECOMklliNDATIONS OF
THE PLANNING COMUISSION OF SAID CITY AND DEIfYING
THE APPLICATION FOR A VARIANCE P~FECTING CERTAIN
REAL PROPERTY IN SAID CITY.
\'mEREAS, on October 31, 1951, there was filed with the
Planning Commission of the City of Arcadia the petition of 1111's.
Ina L. Hance, as owner, requesting a zone variance affecting the
following described property in the City of Arcadia, to wit:
A part of Lot 6, Tract No. 949, as shown on map
recorded in Book 17, page 13 of Maps, records
of Los Angeles County, described as follows:
Beginning at a goint on the East line of Lot 6
distant North 2 58'25" East 216.12 feet from
the North line of Huntington Drive; thence North
87001'35" West 260 feet; thence North 2058125"
iast 216.13 feet; thence South 87001'35" East
260 feet; thence South 2058'25" \'Iest 216.13
feet to the point of beginning, and being lo-
cated on the West side of Baldwin Avenue North
of Huntington Drive.
To permit the South 100 feet of the East 100 feet of the
above described parcel to be used for business purposes for a general
cafe bus ines s, including a cocktail bar, and the balance of the
parcel to be used for automobile parking; and
WHEREAS, after notice required by Ordinance No. 760 of
said City a public hearing on this matter was duly held before the
Planning Commission of the City of Arcadia on November 27, 1951, at
which time all interested persons were given an opportunity to be
heard and to.present evidel1ce; and
VnuffiEAS, in the opinion of said Planning Commission the
proposed variance affecting the aforesaid property is contrary to
the spirit and intent of the Master Zoning plan of the City of
Arcadia, and the granting of such request is not necessary for the
preservation or enjoyment of any substantial property right of the
applicant, as the property is well suited to the purposes to which

it may be lawfully put, and there are no exceptional or extraordinary
ci~cumstances applicable to the property involved suffiwient to
wa~rant the granting of the variance requested, and that the grant-
ing of the variance requested would adversely affect the property
and improvements in the same vicinity and zone; and
\V:BEREAS, the Planning Commission of the City of Arcadia
has recommended in its Resolution No. 56, passed, approved and
adopted December 4, 1951, that the aforesaid petition be denied for
the reasons more fully set forth therein.
NOW, THEREFORE, the City Council of the City of Arcadia
does find, determine and ~esolve as follows:
SECTION 1. That the findings of the City PlanninB Com-
mission as set forth in their said Resolution No. 56 be and each of
the same are hereby adopted and made the findings of the City Council
the same as if herein again specifically set forth in full;
SECTION 2. That the recommendation of the City Planning
Commission, as set forth in its said Resolution No. 56, be and the
same is hereby approved in full, and that the request of the
petitioner for a zone variance as heretofore described, be and the
same is hereby denied.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of JI.rcadia held
on the 18th day of December , 195~, by the affirmative vote of at
least three Councilmen, to wit:

Sullivan
