RESOLUTION NO. 3185
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
GRANTING A VARIANCE TO PERMIT THE
ERECTION OF A SECOND DWELLING ON
PROPERTY LOCATED AT 1503 SOUTH
FOURTH AVENUE.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
FIND, DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there was filed with the City Planning
Commission on May 11, 1959, the application of Albert and Jane Ad-
cock, as owners, for a zone variance to permit the construction of
a second dwelling upon the following described property located at
1503 South Fourth Avenue in the City of Arcadia, County of Los
Angeles, State of California, to wit:
The North 77 feet of the East 252.56 feet of
Lot 42, Tract No. 808, as shown on map re-
corded in Book 16, pages 82 and 83, of Maps,
records of Los Angeles County.
That after notice as required by Ordinance No. 760 of the City of
Arcadia, as ame~ded, a publiC hearing was duly held by and before
said Commission on May 26, 1959, which said hearing was duly con-
tinued to June 9, 1959, and at the request of the applicant was
further continued to September 22, 1959, at each of which times all
interested persons were given a full opportunity to be heard and to
present evidence. That upon the conclusion of said hearings, said
Commission adopted its certain Resolution No. 348, wherein and
whereby it made certain findings and recommendations ,to this Coun-
cil.
SECTION 2. That while twenty-seven property owners within
the required 300-foot radius signed petitions favoring the granting
of the variance, there were written pro~ests filed by seven property
owners, although no one appeared to orally protest the granting of
the variance.

SECTION 3. That subject lot contains 19,447 square feet
and is improved with a single dwelling on the front portion and is
located on one of the older streets in Arcadia where there are homes
at least twenty-five years old; that this constitutes exceptional
or extraordinary circumstances which do not apply generally to prop-
erty in the same zone and that the requested variance is necessary
for the preservation and enjoyment of a substantial property right
of the applicant possessed by other property of similar size. That
the proposed erection of an additional dwelling with an area of
1,028 square feet and an attached garage will not be materially det-
rimental or injurious to property or improvements in the vicinity
but rather that the granting of such a variance will tend to stimu-
late similar development in that locality. That the granting of the
variance will not adversely affect the comprehensive general plan.
SECTION 4. That for the foregoing reasons a variance is
hereby granted to permit the construction of an additional dwelling
upon the above described property subject to the condition that said
additional dwelling shall comply substantially with the plot and
building plan aE: submitted with the application.
SECTION 5. The City Clerk shall certify to the adoption
of this resolut:l.on.
I HERE~Y CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Council of the City of Arcadia,
held on the 3rd day of November, 1959, by the affirmative vote of
at least three Councilmen, to wit:
