RESOLUTION NO. 3007
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DETERMINING AND ESTABLISHING
REGULATIONS APPLICABLE TO CERTAIN
REAL PROPERTY ON THE SOUTH SIDE OF
HUNTINGTON BOULEVARD IN THE "D" ZONE
(ARCHITECTURAL OVERLAY).
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
DETERMINE AND RESOLVE AS FOLLOWS:

SECTION 1. That pursuant to Ordinance No. 760 of the City
of Arcadia, as amended, proceedings were duly and regularly held by
and before the City Planning Commission of the City of Arcadia, as
a result of which said Planning Commission recommended the reclassi-
fication to Zone C-O and also Zone D (Architectural overlay) of the
following described property, in the City of Arcadia, County of Los
Angeles, State of California, to wit:

Lot 2:~ and the West 2.5 feet of Lot 23, Tract No. 2731,
as shown on map recorded in Book 33, page 29, of Maps,
records of Los Angeles County, except the southerly
100 feet thereof; and Lots 4 and 5 except the southerly
80 feet thereof; Lots 6 to 18 inclusive; Lot 19 except
that portion lying southerly of a line perpendicular to
the east line of Lot 20 and passing through a point in
said east line 100 feet north thereon from the southeast
cornel' of said Lot 20; Lot 20 except that portion lying
southerly of a line perpendicular to the east line of
Lot 20 and passing through a point in said east line
225 feet north thereon from the southeast corner of said
Lot 20; the Southerly 174.97 feet of the northerly 200
feet of Lots 21 and 22; Lots 23 to 29 inclusive; and
all of Lot 30 except the southerly 30.06 feet of the
easterly 105.87 feet thereof; in Tract No. 2828, as
shown on map recorded in Book 33, page 63, of Maps,
records of said County;

that concurrent with said recommendation, the City Planning Commis-
sion further determined and recommended that the restrictions here-
inafter provided should be made applicable to each of the foregoing
properties if they be reclassified as therein recommended.
SECTION 2. That pursuant to aforesaid Ordinance No. 760
of the City of A~cadia, as amended, hearings were duly and regularly

held by and before the City Council of the City of Arcadia upon the
aforesaid recownendations of the City Planning Commission, as a re-
suIt of which the City Council determined that aforesaid property
should be reclansified and established in Zone C-O as requested by
applicant, and tn Zone D as recommended by the City Planning Commis-
sion.

SECTION 3. That for the protection of the residential
properties in the area, for the integration of subject property with
the residential and commercial uses in effect and permissible in the

area, and to promote the full and proper utilization of subject prop-
erty, the following restrictions should be and the same are hereby
imposed upon all of the above described property, pursuant to Section
12.1 of Ordinance No. 760, to wit:
a. No building shall be over two and one-half stories
in height.
b. There shall be a front yard of not less than ten
feet, and, in the case of a corner lot, there shall be
a side yard on the side street of not less than ten feet.
c. All buildings shan comply with the requirements
of Firt~ Zone No.2, and the exterior walls of all
buildings, other than brick or natural field materi-
als, shall be of pastel colors.

d. No roof slope shall be steeper than six inches
verticELl to twelve inches horizontal. All roofs
shall be covered with fire retardant roofing.
e. The main entrance to all buildings shall face
the principal street, and, in the case of a corner
lot, no entrance to such building shall be located
on the side street except within fifty feet of the
principal street.
f. Signs shall be located as specified in Zone C-O.
The total area of all signs shall not exceed one
square foot for each lineal foot of ,building front-
age on the street. There shall be no blinking
lights or moving parts on any sign.

g. Towers, chimneys, spires, gables, roof struc-
tures, flag poles, radio or television masts shall
not exceed a height of twenty feet above the roof
of the main portion of the building.
h. All buildings except accessory buildings shall
face the principal street. There shall be a six-
foot high masonry wall from the rear of the build-
ing to the rear property line, located on the ten-
foot setback line along the side street. There

shall be a six-foot high masonry wall on the rear
property line, except that no wall shall be re-
quired if the rear lot line is also a line of a
dedicated alley. There shall be a four-foot high
masonry wall on the interior lot line from the ten-
foot front setback line to the building line of
the adjacent lot and a six-foot high masonry wall
on the balance of the interior lot line if a drive-
way or parking lot abuts an adjacent lot zoned for
residential use. The ten-foot yard required at the
front of the building, and, in the case of a corner
lot, the yard required along the side street shall
be landscaped and maintained free of weeds and de-
bris. There shall be no vehicular access from the
side street. Concrete curbs, gutters and sidewalks
of a five-foot minimum width shall be constructed
the full street trontage of each parcel of property
prior to or concurrent with the erection or major
improvement of any structure on the respective par-
cel of land, unless such curb, gutter or sidewalk
is existing.
i. The regulations contained in this resolution
shall apply only to those buildings and their ac-
cessory buildings used and occupied as professional
offices. No existing residential building or ac-
cessory building shall be converted for professional
office uses, unless such building conforms to all
of these regulations. All non-conforming buildings
shall be removed from the lot when professional of-
fice uses are established. No lot shall be used
concurrently for both residential and professional
office use.

j. All flood lighting shall be directed away from
adjoining properties, or be so shielded as to not
shine on adjoining property.
k. The fifty-foot setback now in eff~ct shall be
retained so that 'all new buildings for C-O uses will
be in line with the existing residential buildings.
1. The Planning Commission may modify any of the
foregoing conditions if such modification will not
adversl:ly affect property or improvements in the
vicinity and if such modification will equally ac-
complish substantially the same results as will
the a~1erence to the foregoing conditions.
SECTlrn~ 4. The City Clerk shall certify to the adoption
of this Resolution.
