A RESOLUTION OF THE CITY COUNCIL' OF
,THE CITY OF 'ARCADIA, CALIFORNIA,
DENYING A VARIANCE TO PERMIT
PROPERTY AT 518 ,WEST ,LoNGDEN AVENUE'
TO BE USED AS A REST H,OME.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES

SECTI<?1'f, L That there was filed with the City Planning
Commission on the 7th day of April, 1958, the application of LeRoy
K. Johnson and Doris Johnson, as owners, for a zone variance to
permit the following described property at 518 West Longden Avenue,

County of Los Angeles, State of California, to wit:
The west 192 feet of the north 253.56 feet
of Lot 12, Tract No. 4467, as shown on map
recorded in Book 53, page 10, of Maps,
Records of Los, Angeles County, '
to be used for furnishing room, board and nursing care to elderly
women. That aft,er notice as r~quired by' Ordinance No. 760 of the
City of Arcad~a, as amended, a public hea~ing was duly held by and

before said CQmmissio~ Qn the 13~h day of May, 195~, which said
hearing was duly continued to May 27, 1958, at each of,which times
all interested persons were given a full opportunity to be heard
and to present evidence. That upon the conclusion of said hearings
said Commission adopted its certain Resolution No. 296 wherein and
whereby it made certain flndings and recommendations to this Coun-
ciL
SECTION 2. That although fifteen property owners in the
neighborhood signed the application as not being opposed to the
granting of the variance, no one spoke in favor of it at the hear-
ing, and there were several oral protests, including one from a
property owner who had previously signed as not being opposed to the

SECTION 3. That subject property consists of a large lot.
In 1953 a lot split'was granted to permit the construction of a
fifth dwellingj that although said lot split does not appear on the
tax roll, the fifth dwelling was erected making more dwellings on
subject property than are allowed on other property similarly zoned
R-lj that had the lot been divided, subject property would be no
larger tha~ other lots in the vicinity and for that reason the size
, of subject property does not constitute an exceptional or extraor-
dinary circumstanGej that no rest ,home exists anywhere in the City
of Arcadia on property similarly zoned or situatedj and applicant
has not shown that the variance is necessary for the enjoyment of
,any right possessed by other property in the same vicinity nor that
public necessity, convenience, general welfare or good zoning prac-
tice justify the requested zone changej that such a variance would
be detrimental to the residentia.l property in the ,neighborhood and
,
would not be ,~n ~~e interest of good,plann+ng for the City as a
+ whole.
SECTION 4. That for the foregoing reasons, the request for
a zone variance to permit the above described property to be used for
furnishing room, board and nursing care to elderly women is hereby
denied.
SECTION 5. The City Clerk shall certify to the adoption
of this Resolution.
I HEREBY CERTIFY that the f~regoing Resolution was adopted
at a regular meeting of the City Cquncil of the City of Arcadia held
