RESOLUTION NO. 3036
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA;
GRANTING A ZONE VARIANCE TO PERMIT
THE ESTABLISHMENT AND MAINTENANCE OF
A TRACT,SALES OFFICE AT THE
INTERSECTION OFHIGHLAND,VISTA DRIVE
AND CANYON ROAD.
,'l:'HE Cl'I'Y COUNCIL OF THE CITY- OF ARCADIA; CALIFORNIA, DOES
FIND, DETERMINE AND RESOLVE AS FOLLOWS:

SECTION 1. That there was filed with the City Planning
Commission on the 14th day of May, 1958, th~ application of the
George Elkins Company, agents for Camden-Wilshire Company, signed
by George W. Elk1ns,'~or a zone variance to permit the establishment
. and maintenance of a tract sales'office for the purpose of selling
lots in Tracts Nos. 23143, 23144 'and 23145, on property in the Coun-
ty of Los Angeles, State of California, described as Lot 22, Tract
No. ~3144, per map recorded in Book 624, pages 61 and 62, of Maps,
Records of Los Angeles County, located at the southwest corner of

the intersection of ,Highland Vista Drive and Canyon Road. That
after notice as required by Ordinance No. 760 of the City of Arcadia,
as amended, a public hearing was duly held by and before said Com-
mission on May 2'7, 1958, at which time all interested perso~s were
given a full opportunity to be heard and to present evidence. That
upon the conclus:ion of said hearing, said Commission adopted its
certain Resolution No. 295 wherein and whereby it made certain find-
ings and recommendations to this Council.
SECTION 2. That there were no protests, either oral or
wri tten, to the !~ranting of the variance.
SECTION 3. That there are exceptional circumstances ap-
plicable to the :lntended use of the property that do not apply to,

other properties in the same vicinity in that to be effective a
tract sales offlce must be located :I.n the immediate vicinity of the
lots to be sold. That such variance is necessary for the preserva-
tion and enjoyment of substantial property Tights of the applicant
inasmuch as applicant is'the owner of extensive properties being

subdivided and sold and a tract sales office is n~cessary ,for the
proper handling' of subdivision lot sales. That"the granting of the
variance requested will not be materially detrimental to 'the public
welfare or injurious to the property'or improvements in such vicin-
~ ity and zone, nor will it adversely affect the comprehensive gen-
eral plan if the variance is granted for a limited time only.
SECTION 4. That for the foregoing reasons a variance is
hereby granted to permit the establis~ent and maintenance of a
tract sales office upon the property hereinabove described for a
period of two (2) years after the effective date hereof.
SECTION 5. The City Clerk shall certify to the adoption

of this Resolution,
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of Arcadia held
on the 1st
day of July
